Who keeps deeds in Calaveras County

Recording in California is the job of the County Recorder. You can reach the Clerk Recorder through the county's site here: Clerk Recorder. When we verified it on October 13, 2026, the page was public and carried the title “Clerk Recorder.”

Start with a name or a date range rather than an address. The grantor is the seller or the party giving up the interest, and the grantee is the buyer or the party receiving it. Write down the instrument number or book and page; it is the shortest route back to the document. If the Clerk Recorder offers online images, you may be able to view an index for free and pay only for certified copies; if it does not, the page above lists how to request copies in person or by mail.

From deed to parcel and back

Go map first, deed second: the Calaveras County parcel viewer gives you the current owner, which is the best search term for the deed index. The newest deed should name that owner as grantee. Its legal description is what actually defines the boundary. California assessor maps are organized by book, page and parcel, and that three-part number is how most counties index a property.

Start from the parcel map

The official parcel viewer, linked from our Calaveras County directory page, gives you the parcel ID and owner to bring to this office. We cover the map in more depth in this Calaveras County guide.

More than deeds

Recording indexes usually hold more than deeds: mortgages and releases, easements, liens, plats, affidavits and powers of attorney show up too. An easement or right-of-way can matter as much as the deed itself, so skim any entry recorded against the same names.

When to hire help

Finding the deed is step one; confirming clear title takes a full chain and lien search. If money is changing hands, a title examiner should go through every link in the chain and every lien.

Reading the deed type

Look at the heading. Warranty deeds promise clear title, special warranty deeds limit that promise to the seller's time, and quitclaims transfer only what the grantor actually held. Family transfers and corrections often use quitclaims, which is why they show up so often in rural indexes. Trustee's, executor's and sheriff's deeds show up as well, after a foreclosure, an estate settlement or a tax sale.

Finding recorded plats

Plats are a deed's best companion, because they show the lots, measurements and easements a deed may only mention. If a deed says “Lot 4 of Such-and-Such Subdivision,” the plat is what shows where Lot 4 actually is. For acreage without a plat, check whether a survey was recorded with the deed or on its own.

Deed records vs. tax records

The County Recorder keeps recorded documents. The County Assessor values property for tax purposes and keeps the parcel and owner roll. The parcel map is usually built from the assessor's data, so it can trail a recent sale by weeks or months. A mismatch between the map and the index usually just means the paperwork is still in transit.

Visiting the office

Bring the owner's name, an approximate date and any parcel number you have. Most offices keep public terminals where you can search for free. Older records may be on microfilm or in bound books, and staff can show you how to use them. Call ahead for hours and copy prices, since they're set locally.

Quick answers

Use the Clerk Recorder page on the county's official site (Clerk Recorder). The California office that records deeds is the County Recorder.

Is a Calaveras County deed search free?

Looking at an index is often free, but certified copies usually cost money. The office page explains what it charges.

Can I search by address?

Recording indexes are organized mostly by party name and date. Look up the address on the county parcel map first to get the owner's name, then search that name.

The deed's legal description defines the land. Only a licensed survey marks the lines on the ground.

What if the property is near the county line?

Check the neighboring county as well. Each county records only the land inside its own borders.
