landdirect.ie Map Search as a Guest: Step by Step

How to search Ireland's Land Registry map free on landdirect.ie as a guest, find a folio number, and what €5 and €40 folio copies give you.

landdirect.ie is the online service of the Land Registry in Ireland, run by Tailte Éireann. It is how you see Ireland's registry map: the map that shows registered plots of land and the folio number for each one. Searching the map is free, and you don't need an account. This guide walks through it step by step.

Who runs it

Tailte Éireann was established on 1 March 2023, bringing together the Property Registration Authority (which ran the Land Registry and the Registry of Deeds), Ordnance Survey Ireland and the Valuation Office. If you see older guides that mention the PRA or OSi, they are talking about the bodies that are now part of Tailte Éireann.

Step by step: searching as a guest

  1. Go to landdirect.ie.

    landdirect.ie

  2. Choose "Proceed as Guest". The home page offers a business login, a Property Alert login and a guest option. Guest access doesn't need an account. (We confirmed the guest button on October 24, 2026, but our automated browser could not open the map itself, so there is no green button here.)

  3. Accept the terms if asked.
  4. Find the area. Search by address or place name, or pan and zoom on the map.
  5. Zoom in until registered plots appear outlined on the map.
  6. Click a plot. The folio number for the plot is shown. Write it down exactly, including the county letters at the start.
  7. Buy a folio copy if you need it (see below).

If a plot is shaded or outlined but you can't select it, zoom in further. If an area shows no registered plots at all, the land may be unregistered.

What it costs

Service Fee (Tailte Éireann, October 2026)
Searching the registry map on landdirect.ie Free
Plain copy of a folio (no map), immediate download €5
Certified copy of a folio, or a folio with map (title plan) €40
Names search (find property by owner's name; online for account holders) €5 per name
Map search at a public office €5
Postal search with a marked map €40

A plain copy of the folio is the cheap way to see the owner and the burdens (mortgages, rights of way and so on). A certified copy is what you need for legal purposes, and it's also how you get the title plan (map) with the folio. Tailte Éireann doesn't charge a postal fee for certified copies.

What a folio tells you

A folio has three parts:

The title shown on the folio is guaranteed by the State, which will compensate anyone who suffers loss through a Land Registry mistake. That's a big difference from unregistered land, where the deeds themselves are the evidence.

Business accounts

Solicitors, banks and other frequent users open a landdirect.ie business account with a minimum pre-payment of €125. It gives access to more services online, such as names searches and applications. For occasional personal searches, the guest route and the €5 folio copy are usually enough.

Watch out for resellers

Tailte Éireann has warned that third-party websites sell copies of folios and maps at much higher prices, and some even charge for searches that are free on landdirect.ie. These sites have no direct access to the register. If you are paying more than €5 for a plain folio or €40 for a certified folio with map, you are paying a middleman.

When the map shows a gap

About 90% of the land in Ireland is registered, representing about 85% of titles, according to Tailte Éireann. The rest is unregistered and recorded in the Registry of Deeds instead. Unregistered land has no folio and won't show as a registered plot on the map. Since June 2011, a sale of unregistered land must be followed by registration in the Land Registry, so the unregistered share keeps shrinking.

If the land you're interested in is unregistered, a solicitor can search the Registry of Deeds. See our Registry of Deeds vs Land Registry guide.

Boundaries on the registry map

Irish registry maps, like those in the UK, generally show non-conclusive boundaries: the map identifies the property, but it doesn't settle exactly where the legal boundary lies. A fence or ditch on the ground and the deeds are important evidence. For a dispute or a building project near a boundary, use a qualified surveyor.

A worked example

Say a relative in Co. Kerry has mentioned a field that once belonged to your family.

  1. Open landdirect.ie and proceed as a guest.
  2. Search the townland or nearest village, then zoom in until plots appear.
  3. Click the field to find its folio number (for a Kerry folio, it will start with KY).
  4. Buy a plain copy of the folio for €5 to see the current owner and any burdens.
  5. If the field shows no registered plot, it may be unregistered. A solicitor can search the Registry of Deeds.

Tips for using the registry map

Property Alert

Tailte Éireann also runs a free Property Alert service: you register a property, and you're notified if certain applications are lodged against it. It's designed to help owners spot fraudulent dealings. You'll see a Property Alert login option on the landdirect.ie home page.

Map search options without the internet

If you can't use landdirect.ie, you can identify a property on a map at a Tailte Éireann public office (€5) or send a marked map with a search request by post (€40), according to Tailte Éireann's FAQs.
