LISTmap Tasmania: How to Find a Property's PID and Title
Use LISTmap, Tasmania's free official map, to find a property's boundary, Property ID (PID) and title reference, and know what costs money.
Tasmania's land information is gathered in one place called the LIST (Land Information System Tasmania), and its map is LISTmap. It is free to open, needs no login for browsing, and covers every property in the state, from Hobart units to high-country blocks.

The two numbers you want
- Property ID (PID). A number for the property used by the valuation and rating system.
- Title reference. The land title's volume and folio, for example 147849/1 (written volume/folio).
A property can include more than one title, and a title can be split across properties in unusual cases, so note both.
Step by step
- Open LISTmap with the button above.
- Search. The search bar accepts an address, a PID or a title reference. If there is one match, the map zooms to it. If there are several, pick from the list.
- Add the cadastral parcels layer. Use Add Layer and search for cadastral parcels if property boundaries are not already showing.
- Click the property. The identify results show the PID and the title reference for the parcel you clicked.
- Check other layers. LISTmap has planning, natural values, hazard and imagery layers. Search the layer list by keyword.
Free vs paid
Browsing the map and reading the PID and title reference is free. Copies of title documents, plans, easement schedules, valuations and sales information need a LIST account and a fee, ordered through the LIST or Service Tasmania. Check the current fee when you order.
Reading the map
Boundaries. The cadastre is compiled from survey and title plans. It is accurate enough to find a block and compare it with a fence, but it is not a survey. For building near a boundary, use a registered surveyor.
Planning. LISTmap can show the planning scheme zones and codes. Tasmania moved to a single statewide planning framework with local provisions; check the council for how a scheme applies to your property.
Hazards. Bushfire-prone areas, landslip, coastal hazards and flood layers can all matter for insurance and building. Turn them on before you buy.
Common situations
- A farm with several titles. Click each paddock. Rural properties often combine several titles under one PID.
- Shacks and Crown leases. Some coastal shacks sit on Crown land under licence or lease. The tenure layer helps here.
- Strata units. The base map shows the parent parcel; units are on the strata plan.
Why use LISTmap over a real-estate site
Real-estate portals show boundaries copied from the same dataset, often without the title reference. LISTmap gives you the official identifiers you need to order documents and to talk to the council, and it is updated by the government that keeps the register.
A worked example: a bush block near Hobart
Say a listing gives an address on a rural road in the Huon Valley and a land area of a few hectares.
- Search the address in LISTmap. If the result is a road rather than a property, pan along it using imagery until you find the block.
- Add the cadastral parcels layer and click the property. Note the PID and title reference.
- Click around the edges. If the block is two titles, you will see two title references.
- Turn on bushfire-prone areas and the natural values layers. Both can change what you can build and how.
- Check the planning zone and codes that apply, then confirm with the council.
- Measure the area of each parcel and add them up to compare with the listing.
PID vs title reference
The PID belongs to the valuation and rating side: it is how the property is valued and rated. The title reference belongs to the land register: it is how ownership is recorded. They usually line up, but not always. A rated property can include several titles, and occasionally a title is split across rating properties. When you order documents, use the title reference. When you deal with rates or valuations, use the PID.
Tips for using LISTmap
- Search by title reference if you have a contract or old title document. It is faster than an address search for rural land.
- Use the drawing tools to mark a proposed building site and measure distances to boundaries.
- Change the base map to imagery when you need to compare fences with lines.
- Print to PDF from LISTmap to keep a record of what you saw.
LISTmap vs the LIST property search
The LIST also has text-based property search tools alongside the map. LISTmap is best when you need to see the land; the text searches are best when you already know what you're looking for and want to order a document. Many people use both: LISTmap to confirm the land, then the property search to order the title or plan.
Common questions
Do I need a LIST account? Not to view the map. You need one to buy title documents, plans and other paid products.
What is a PID? A Property Identification number used for valuation and rating in Tasmania.
Can I see sale prices? Sales and valuation information are paid LIST products.
Is LISTmap accurate? It uses the official cadastre, which is compiled from plans. Use a registered surveyor for boundary work.
