Doing a nye county deed search is mostly about knowing which office to ask and how its index is organized. This guide gives the official link and walks through the search.

Who keeps deeds in Nye County

Nevada hands deed recording to the County Recorder. For Nye County, the county's own website points to the Recorder at Recorder. The page we checked was titled “Recorder | Nye County, NV Official Website” and loaded without a login on October 13, 2026.

Recording indexes are built around names, not street addresses, so begin there. Every deed has a grantor (the party conveying) and a grantee (the party taking title); search both columns. Once you find the right entry, note the book and page or the instrument number. That reference is what staff will ask for if you order a copy. If the Recorder offers online images, you may be able to view an index for free and pay only for certified copies; if it does not, the page above lists how to request copies in person or by mail.

From deed to parcel and back

Go map first, deed second: the Nye County parcel viewer gives you the current owner, which is the best search term for the deed index. When the newest deed lists the mapped owner as grantee, you have the right chain. The legal description inside that deed governs, not the outline on the map. Much of Nevada is federal land, so the parcel map often shows a few private tracts surrounded by public ground.

Use the Nye County parcel map alongside it

Our Nye County page links the official county parcel viewer, where you can find owner names, parcel numbers and acreage. For more on using the map itself, see our Nye County map guide.

More than deeds

Expect a mix: deeds of several kinds, mortgages and their releases, easements, judgment and tax liens, and subdivision plats. Easements are easy to miss and can limit how you use land, so read entries that share the same parties or legal description.

Limits of a do-it-yourself search

Looking up a deed tells you what was recorded. It does not guarantee that the title is clear. Before you buy or lend, let a title professional run the full chain and issue a policy.

Warranty, quitclaim and others

A general warranty deed carries the seller's promise that title is good against all claims. A special or limited warranty deed covers only the time the seller owned it, and a quitclaim deed passes whatever interest the grantor had, with no promises at all. Quitclaims are common between family members, in divorces, and to clean up small title problems. Fiduciary deeds, such as those from an executor or trustee, and sheriff's or tax deeds follow estates and forced sales.

Subdivision plats and survey maps

Recorded plats show lot lines, dimensions, easements and road dedications for a subdivision. If a deed says “Lot 4 of Such-and-Such Subdivision,” the plat is what shows where Lot 4 actually is. For acreage without a plat, check whether a survey was recorded with the deed or on its own.

Deed records vs. tax records

Don't confuse the two. The County Assessor keeps the tax roll and the County Recorder keeps the recorded documents. Ownership on the map updates only after the assessor processes the new deed, so it can lag. If the owner on the map differs from the newest deed, trust the deed and ask the assessor to update.

Tips for the counter

Have names, years and parcel numbers ready. Staff can show you the public terminals but can't give legal advice. Very old deeds might be in books or on film rather than online, so plan extra time if you're tracing a long chain. Call ahead for hours and copy prices, since they're set locally.

About Nye County

The 2023 population estimate for Nye County was near 55,720, spread over 18,182 square miles of land. Most county business runs out of Tonopah, the seat. If a tract sits near the line, check Inyo County, CA, Churchill County, and Clark County too, because records stop at the county border.

Frequently asked questions

Where do I search deeds in Nye County?

Use the Recorder page on the county's official site (Recorder). The Nevada office that records deeds is the County Recorder.

Is a Nye County deed search free?

Looking at an index is often free, but certified copies usually cost money. The office page explains what it charges.

Can I search by address?

Recording indexes are organized mostly by party name and date. Look up the address on the county parcel map first to get the owner's name, then search that name.

Is the deed the same as a survey?

The deed's legal description defines the land. Only a licensed survey marks the lines on the ground.

What if the property is near the county line?

Check the neighboring county as well. Each county records only the land inside its own borders.
