What is a zoning variance? It is permission from a local board (often a board of zoning appeals or adjustment) to deviate from a dimensional or bulk rule—such as a setback, height limit, or lot coverage—when applying the rule strictly would cause an unnecessary hardship unique to the property. A variance does not usually change the zoning district itself; rezoning and special/conditional use permits are different tools.
