Canterbury Maps Property Search: A Free Guide
Using Canterbury Maps, shared by Environment Canterbury and ten councils, to see property boundaries, valuations, district plan zones and liquefaction.
Canterbury Maps puts the property information of every Canterbury council on one free map. It is a shared service of Environment Canterbury (the regional council) and the region's district and city councils: Kaikōura, Hurunui, Waimakariri, Christchurch, Selwyn, Ashburton, Timaru, Mackenzie, Waimate and Waitaki. That makes it one of the most complete free regional property maps in New Zealand.
There are two tools: the main map viewer and a dedicated Property Search.

Both opened with no login when we checked on October 24, 2026.
Property Search: the quick route
Property Search is built for one job: getting the information on a single property.
- Enter the address, or locate the property on the map.
- Read the property summary. Council information, planning, consents, services, hazards and school zones are grouped together.
- Follow the links to the district council's rates and property pages for more detail.
If you only want to know about one property, start here.
The map viewer: the wider picture
The map viewer is better when you want to explore an area or compare several properties.
- Land and property layers show parcels over recent aerial photography.
- District plan zones for each council.
- Hazards, including flood, liquefaction-related and fault-awareness layers.
- Environmental layers from Environment Canterbury, such as water and land-use information.
Click a parcel to see its details, then turn layers on and off from the layer list.
Hazard layers after the earthquakes
Since the Canterbury earthquakes of 2010 and 2011, the region has some of the most detailed hazard mapping in the country. Liquefaction vulnerability, flood and fault information are all available through Canterbury Maps. They matter most:
- in Christchurch's eastern suburbs, where liquefaction damage was severe,
- near the Waimakariri, Selwyn and Ashburton rivers, for flooding,
- in North Canterbury, where the 2016 Kaikōura earthquake also reshaped the landscape.
A hazard layer doesn't decide whether you can buy or build, but it can change insurance, foundation design and lending. Look at it early.
Farms with several titles
Canterbury has many large farms made up of several titles. Use the map viewer to click each parcel and note each legal description. Add up the areas and compare them with the listing. Each title is ordered separately from LINZ.
What Canterbury Maps doesn't do
- Ownership. Order the Record of Title from LINZ Land Record Search ($8 per record in October 2026).
- Survey accuracy. Parcel lines come from the LINZ cadastre. Use a licensed cadastral surveyor for boundary work.
- Final planning answers. The district plan text and the council decide what you can do.
A worked example
Say you are looking at a lifestyle block in Selwyn District.
- Search the address in Property Search. Note the zone, school zones and hazards.
- Open the map viewer, find the block, and click each parcel to check how many titles there are.
- Turn on flood layers and look for nearby water races or rivers.
- Check the district plan zone for the minimum lot size if you are thinking of subdividing.
- Order the Records of Title from LINZ, and a LIM from Selwyn District Council.
Understanding the hazard layers
Canterbury Maps carries several kinds of hazard information. A few pointers:
- Liquefaction-related layers show areas assessed as more or less likely to suffer liquefaction in an earthquake. They're broad-scale assessments; for building, a geotechnical engineer's site report decides foundation design.
- Flood layers show areas that may flood in particular rainfall events, and some councils show flood assessment information for building floor levels.
- Fault awareness layers show mapped active faults. Building near a fault may have extra requirements.
Read each layer's description in the viewer. It explains how the layer was made and what it should and shouldn't be used for.
District plan zones across ten councils
Each district or city council has its own district plan, and Canterbury Maps shows them all. That's convenient, but zone names and rules differ from council to council. A "Rural" zone in Selwyn doesn't have the same rules as a rural zone in Hurunui. When you've found the zone, open that council's district plan for the rules.
Tips
- Start with Property Search for a single address, then open the viewer for context.
- Use imagery to check water races, shelter belts and irrigation that may cross a farm.
- School zones are shown in Property Search, which matters for many buyers in Christchurch.
- Print a map from the viewer with the layers you care about, to keep with your notes.
Canterbury Maps and LINZ
The parcel lines on Canterbury Maps come from LINZ, the national land information agency. Canterbury Maps adds the councils' own information on top. The title, survey plans and registered interests come from LINZ, not from the council map.
Which councils' data you'll see where
Because Canterbury Maps covers so many councils, it helps to know who looks after what:
- Environment Canterbury (the regional council) provides regional information such as water, land use, air quality and many natural hazard layers.
- District and city councils provide property, rating and valuation information, district plan zones, consents and local services.
- LINZ provides the parcel boundaries and legal descriptions.
If a layer is missing for one district but present for another, it's usually because that council publishes the information differently. Check the district council's own website.
Rural properties: water and land use
For farms and lifestyle blocks, the regional layers are as important as the boundary. Water takes, consents and land-use rules can affect what a farm can do. Canterbury Maps lets you see regional information on the same screen as the parcels, which is a good first look before you talk to Environment Canterbury or a farm consultant.
