If you need a davie county deed search, you only need two things: the recording office and the owner's name. This guide gives the official link and walks through the search.

Where Davie County deeds are recorded

North Carolina hands deed recording to the Register of Deeds. For Davie County, the county's own website points to the Register of Deeds at Register of Deeds. When we verified it on October 13, 2026, the page was public and carried the title “The Davie County Register of Deeds Office | Davie County, NC - Official Website.”

Recording indexes are built around names, not street addresses, so begin there. Every deed has a grantor (the party conveying) and a grantee (the party taking title); search both columns. Write down the instrument number or book and page; it is the shortest route back to the document. If the Register of Deeds offers online images, you may be able to view an index for free and pay only for certified copies; if it does not, the page above lists how to request copies in person or by mail.

Start from the parcel map

The official parcel viewer, linked from our Davie County directory page, gives you the parcel ID and owner to bring to this office. We cover the map in more depth in this Davie County guide.

Matching a deed to a parcel

A handy routine is to look the property up on the Davie County parcel viewer, copy the owner's name, and then search that name in the recording index. When the newest deed lists the mapped owner as grantee, you have the right chain. The legal description inside that deed governs, not the outline on the map. Most North Carolina counties give each parcel a PIN based on the state plane grid, and the Register of Deeds keeps plats in numbered plat books.

More than deeds

Alongside warranty and quitclaim deeds you will see mortgages, satisfactions, easements, liens, and recorded plats. An easement or right-of-way can matter as much as the deed itself, so skim any entry recorded against the same names.

Limits of a do-it-yourself search

Looking up a deed tells you what was recorded. It does not guarantee that the title is clear. Before you buy or lend, let a title professional run the full chain and issue a policy.

Reading the deed type

A general warranty deed carries the seller's promise that title is good against all claims. A special or limited warranty deed covers only the time the seller owned it, and a quitclaim deed passes whatever interest the grantor had, with no promises at all. Family transfers and corrections often use quitclaims, which is why they show up so often in rural indexes. Trustee's, executor's and sheriff's deeds show up as well, after a foreclosure, an estate settlement or a tax sale.

Subdivision plats and survey maps

Plats are a deed's best companion, because they show the lots, measurements and easements a deed may only mention. If a deed says “Lot 4 of Such-and-Such Subdivision,” the plat is what shows where Lot 4 actually is. Rural tracts described by metes and bounds may have no plat at all. A recorded survey, if one exists, is the closest thing.

The recorder isn't the assessor

The Register of Deeds keeps recorded documents. The county tax office values property for tax purposes and keeps the parcel and owner roll. Because the map comes from tax records, a fresh deed may not show there right away. If the owner on the map differs from the newest deed, trust the deed and ask the assessor to update.

Visiting the office

Have names, years and parcel numbers ready. Staff can show you the public terminals but can't give legal advice. Older records may be on microfilm or in bound books, and staff can show you how to use them. Call ahead for hours and copy prices, since they're set locally.

About Davie County

The 2023 population estimate for Davie County was near 44,599, across some 264 square miles. Mocksville serves as the seat of government. Land just over the line in Davidson County, Forsyth County, and Iredell County is recorded by those counties, not this one.

Quick answers

Where do I search deeds in Davie County?

Use the Register of Deeds page on the county's official site (Register of Deeds). The North Carolina office that records deeds is the Register of Deeds.

Is a Davie County deed search free?

Looking at an index is often free, but certified copies usually cost money. The office page explains what it charges.

Can I search by address?

Recording indexes are organized mostly by party name and date. Look up the address on the county parcel map first to get the owner's name, then search that name.

Is the deed the same as a survey?

The deed's legal description defines the land. Only a licensed survey marks the lines on the ground.

What if the property is near the county line?

Check the neighboring county as well. Each county records only the land inside its own borders.
