Northern Ireland Land Registry Search Without a Free Map

Northern Ireland has no free public land registry map. Here is how folios work there, how the public can search through LPS, and which free maps help.

Northern Ireland is the one part of the UK and Ireland where you can't look up a property's registered boundary on a free public map. England and Wales have HM Land Registry's map search, Scotland has ScotLIS, and the Republic of Ireland has landdirect.ie. Northern Ireland's online registry service is for business users only. That doesn't mean you can't search; it just means the route is different.

Who keeps the records

The Land Registry in Northern Ireland is run by Land & Property Services (LPS), part of the Department of Finance. LPS also runs the Registry of Deeds, the Statutory Charges Register and the rating and valuation system.

Registered land in Northern Ireland is recorded on folios, much like in the Republic. A folio describes the land and refers to the registry map, names the registered owner, and lists burdens such as mortgages (charges), rights of way and other interests. Each folio has a number that includes a county code, such as AN for Antrim.

Why there is no free map

LPS's online service, LandWeb Direct, gives access to Land Registry, Registry of Deeds and Statutory Charges searches, folios, maps and documents. It is designed for registered business customers, such as legal practices, financial institutions, councils and government departments. The Department of Finance states that it is not available to members of the public.

So a member of the public in Belfast or Boston cannot simply open a map, click a field and see its folio number.

How the public can search

You can still ask LPS to search for you. According to nidirect, the public can contact LPS by email, phone or in person and request a search. You can identify the property by:

LPS charges fees for searches and copies. Check nidirect or the Department of Finance site for the current fees before you apply.

Free maps that still help

While there is no ownership map, there is good free base mapping:

SpatialNI (OSNI)

Using a solicitor

For a purchase, your solicitor will carry out the Land Registry, Registry of Deeds and Statutory Charges searches, typically through LandWeb Direct. If you are buying land in Northern Ireland from abroad, a local solicitor is the practical route: they can search quickly and tell you about anything that affects the land.

Registered vs unregistered land in Northern Ireland

Like the rest of Ireland, Northern Ireland has two systems:

Most land is now registered, and a sale of unregistered land generally triggers first registration. Older family farms and town property that hasn't changed hands in a long time can still be unregistered.

Townlands

Rural land in Northern Ireland is often described by its townland, the small traditional land division used across the whole island. Folios and old deeds both use townland names, so knowing the townland helps an LPS search. SpatialNI shows townland boundaries.

Common questions

Can I see a folio map online in Northern Ireland? Only through LandWeb Direct, which is for business users. Members of the public request searches from LPS.

Is landdirect.ie for Northern Ireland? No. landdirect.ie is the Republic of Ireland's service, run by Tailte Éireann. It doesn't cover the six counties of Northern Ireland.

Does HM Land Registry cover Northern Ireland? No. HM Land Registry covers England and Wales only.

What is the cheapest way to find an owner? Ask LPS for a search, identifying the land by address or map. Check the current fee first.
