How to Find the Acreage of a Property: Records vs Map Measurements

How to find acreage of property: check the assessor record, the deed and plat, and GIS measure tools, then understand why those numbers disagree and which one to trust.

Knowing how to find the acreage of a property matters for buying land, splitting a lot, setting up a farm program, or just checking a listing. You can usually find three or four different numbers: the assessor’s, the deed’s, the plat’s, and whatever you measure on a map. They rarely agree to the decimal. Here is where each comes from and which one to rely on.

1. The assessor or parcel record

Search the county parcel viewer or assessor site by address, owner, or parcel number. The record card usually lists land area in acres or square feet. Find the county in our GIS directory. Assessor acreage is used for taxation. It is often copied from older records or calculated from the GIS shape, so it is a good starting point but not proof.

2. The deed and the recorded plat

Deeds often state acreage, sometimes followed by “more or less.” See what “more or less” means in a deed. Subdivision plats usually list each lot’s area in square feet or acres, and survey plats show it in the drawing or a table. 3. Measuring in a GIS viewer or map app

Most county viewers have a measure tool. Trace the parcel outline and read the area. Online map apps do the same over aerial photos. This is handy for a quick estimate or for measuring part of a property, like a pasture. Remember that the parcel lines in GIS are drawn to fit the map and can be shifted by several feet. For a quick check, the assessor number is fine. For a purchase, a lot split, or anything priced by the acre, rely on a current boundary survey by a licensed surveyor.
