What Is a Judgment Lien? Court Debt on Real Estate

A judgment lien attaches a court judgment to real estate so a creditor can claim against the land. How it is recorded and how to match it to a parcel.

What is a judgment lien? When a court enters a money judgment against someone, state law may let the creditor turn that judgment into a lien on the debtor’s real estate. The lien can cloud title until it is paid, released, or expires under statute. Creation, duration, and homestead exemptions vary by state—this is general land-records background, not legal advice.

How a judgment becomes a lien

  1. A court issues a judgment for a sum of money.
  2. The creditor records an abstract of judgment, transcript, or similar notice in the county where the debtor owns land (requirements differ).
  3. The lien may attach to land the debtor already owns in that county and, in some states, to land acquired later while the lien is active.
