Manitoba Parcel Map: Free Roll Number Lookup
Use the free Manitoba Assessment Online parcel map to find a roll number, assessed value and legal description, plus when the site is offline.
In Manitoba, the easiest free way to look at property parcels is through the province's assessment data. Manitoba Assessment Online lets anyone look up assessment parcels on a map by roll number, civic address or legal description.
Who keeps what
- Land titles are handled by the Manitoba Land Titles office, which Teranet Manitoba operates for the province.
- Assessment outside Winnipeg is done by the province, which is why the provincial tool covers most of Manitoba.
- Rural land uses the Dominion Land Survey section-township-range grid.
Two free tools
- Manitoba Assessment Online parcel map (ArcGIS): assessment parcels across the province. Click a highlighted parcel to see its roll number and assessed value.
- Manitoba Assessment Online property search: search by municipality, address, title number or legal description, and the results open on the map. It goes offline Mondays from 3:30 to 4:30 p.m. Central time for maintenance.
Roll number or title number?
A roll number identifies a property for assessment and tax. A title number identifies the registered title at Land Titles. Searching by either one gets you to the parcel, but only the title matters for ownership.

Accuracy: a map is not a survey
Online parcel maps are drawn for registry, tax and planning use. Lines can be off by a few metres, sometimes more. For a fence, a setback, a building permit or a sale, check the registered plan and hire a Canadian land surveyor licensed in that province or territory.
