Northwest Arkansas has grown fast, and Benton County sits at the center of it. Corporate headquarters, bike trails and new subdivisions have pushed into what was cattle and poultry country, while Bella Vista’s wooded lots and Beaver Lake’s coves draw buyers of their own. The Benton County GIS Parcels map shows every tract.

The county’s GIS and mapping office publishes the Parcels app along with a gallery of other maps and PDFs. The parcel map opens with a disclaimer you must accept. It describes the data as a graphical representation for information only, not authoritative for legal or engineering uses, and says the layers are meant for non-commercial use. After that, parcels appear over aerial photos with owner and assessment details on click.
The Assessor keeps ownership, legal descriptions, deed references and valuations, with offices in Bentonville and Rogers. The Collector runs a separate real estate tax search. Our Arkansas directory carries the link under Benton, and the county sits in the far northwest corner of our county-by-county map.
Search by parcel number, owner or address
The county’s search instructions cover parcel number, owner name and address. The parcel number from your assessment or tax statement is the most reliable. A few tips:
- Enter owner names last name first, and try the company or trust name for investment property.
- New streets in Centerton, Bentonville and Rogers may not be on the basemap yet. Search the subdivision or click the lot.
- The Collector’s search is the place for tax amounts and payment history.
How to find property lines in Benton County
- Copy the legal description from the parcel, which will name a lot and subdivision or a section, township and range.
- Order the deed and plat from the Benton County Circuit Clerk, who serves as recorder in Arkansas.
- Pace off the plat distances from a known corner and probe for the iron pins.
- Bring in an Arkansas professional surveyor before a fence goes up or a dispute grows.
Arkansas uses the public land survey system, so rural descriptions often read like “the NE 1/4 of the SW 1/4 of Section 12.” Our guide to section, township and range searches shows how to read them.
Bella Vista lots
Bella Vista began as a large planned development with thousands of platted lots spread through hills and hollows, and it became a city in 2006. The map shows many of those lots still vacant, owned by people scattered across the country. Before buying one, check slope, road access, sewer or septic options and any owners’ association dues. Some lots are hard to build on even though they look ordinary on the map, and a walk through the woods with the plat in hand tells you more than any screen.
Beaver Lake and Corps land
Beaver Lake is a U.S. Army Corps of Engineers reservoir, and the Corps owns a band of land around its shoreline. A lot advertised as lakefront usually ends at the government boundary, and docks or vegetation work require Corps permits under its shoreline management plan. Compare the parcel with the shoreline on the aerial, then read the deed and check with the Corps before you assume water access.
Acreage map and hunting land ownership
East of Rogers and north toward Garfield and Pea Ridge, tracts get bigger, with pasture, poultry houses and hardwood hills. The parcel map works as a Benton County acreage map: each tract lists acreage and owner, which tells a hunter who to ask for written permission. Public land includes parts of Hobbs State Park-Conservation Area, which allows hunting in seasons set with the Arkansas Game and Fish Commission, and Corps land around the lake under its own rules.
Benton County plat book
Benton lacks a printed atlas that we could verify is current. Recorded plats at the Circuit Clerk and the county’s map gallery, plus the free parcel map, cover most needs.
Is the Benton County GIS map accurate?
The county’s own disclaimer says the layers may not be accurate or current, and that is a fair description of any tax map. It is excellent for locating a parcel and its neighbors, but hilly ground and older descriptions can shift lines. Settling a boundary takes a survey. See the difference between a tax parcel and a survey.
Zoning and loading problems
Bentonville, Rogers and the other cities set their own zoning, while county planning covers land outside city limits. If the map will not load, accept the disclaimer, then reload, and try another browser if the layers stay blank. Frequently asked questions
Who records deeds in Benton County, Arkansas?
The Circuit Clerk, who acts as the county recorder in Arkansas, records deeds and plats.
Is the Benton County parcel map free?
Yes. It is free to use after you accept the disclaimer, which limits the data to non-commercial, informational use.
Do Beaver Lake lots include the shoreline?
Usually not. The Corps of Engineers owns land around the lake, so most private lots stop at the government line.
Can I find my property lines without a survey?
The map, the plat and any pins you find will get you in the neighborhood, but the legal line takes an Arkansas surveyor.

Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey — especially for fences, setbacks, or boundary disputes.
