Colorado is predominantly PLSS. Expect section-township-range language on rural deeds. Mountain parcels can be long and skinny along valleys; ski-area counties often show HOA and special-district overlays. Eastern plains counties may have large agricultural tracts where a single click selects hundreds of acres—check the attribute table before assuming a small residential lot.

Treat web parcels as tax/planning graphics. Verify corners and easements with recorded plats or a Colorado licensed surveyor.
