Search by address, owner or PIN
Buncombe uses the North Carolina parcel identification number, or PIN. It is a ten-digit number tied to the state’s coordinate grid, so parcels near each other have similar PINs. Tax bills print it. The viewer’s results table can open the property card, the deed and the plat for a selected parcel.
- Rural addresses sometimes sit on a private road that the basemap does not name. Search the PIN or owner instead.
- Family land is often split among heirs. An owner search can turn up several adjoining parcels under related names.
How to find property lines in Buncombe County

- Read the plat for bearings, distances and any access easements. Easements matter a lot on mountain roads.
- For older unplatted tracts, the deed may describe lines from trees, rocks or creeks. Those calls can be hard to retrace.
- Search the Register of Deeds for later documents, such as easements, right-of-way agreements or boundary line agreements.
- Hire a North Carolina Professional Land Surveyor. On steep land, a survey is the only reliable answer.
Is the Buncombe County GIS map accurate?
The county says its GIS data should be checked against the official recorded documents, and that is sound advice. Two local factors push the map away from the ground. Steep terrain distorts aerial photos. And many old mountain deeds use descriptions that do not close neatly when drawn. A parcel line on a ridge may be tens of feet off. Buncombe County acreage map: coves, ridges and permission
Large parts of the county border Pisgah National Forest and the Blue Ridge Parkway corridor. North Carolina Wildlife Resources Commission game lands inside the national forest are open to hunting under state rules. Private tracts next to them are not. Short-term rental rules, steep-slope building standards and road access all vary by location, so the same-sized lot can be a very different purchase depending on where it sits. In North Carolina, recorded plats are filed at the Register of Deeds in plat books, and the viewer can search by that book and page. Also ask the county and town about any rebuilding rules in effect. Zoning is set by the county outside town limits and by Asheville and the other towns inside them.
