Across the Columbia from Portland, Clark County mixes dense Vancouver neighborhoods with five- and ten-acre homesites, farms along the Lewis River, and state forest in the northeast hills. The county’s MapsOnline viewer and its Property Information Center cover every parcel, and they work best together.
MapsOnline and the Property Information Center
Clark County GIS publishes MapsOnline as its general-purpose web map. Use the Find Parcel tool with a tax parcel number or an address, select the parcel, then click with the Info or Identify tool to see its details. The Property Information Center is the record side. It searches by address or by the nine-digit property account number and returns assessment and parcel data. The county’s GIS Map Store can help with map interpretation, custom maps and accessibility requests.
MapsOnline is linked from the Clark County, Washington, entry in our directory. You can also reach it from our all-county map.
Search by address, parcel number or account number
Clark County’s property account number is nine digits, and the Property Information Center searches by it. In MapsOnline, Find Parcel takes the tax parcel number or an address.
- Partial addresses work in the Property Information Center, which helps when you are not sure of a street suffix.
- Rural lots off private roads may not match an address. Search the account number instead.
- Lot splits and boundary line adjustments can create new numbers, so an old statement may show one that has been retired.
How to find property lines in Clark County
- Identify the parcel and copy its legal description from the property record.
- Get the recorded plat, short plat or survey from the county’s recording office. Washington counties record surveys as well as plats, and a recorded survey may already show your corners.
- Look for monuments at the corners and compare distances.
- Hire a Washington-licensed professional land surveyor for fences, outbuildings near a line, or disputes.
Our overview of lot line maps on county and state GIS explains how these layers are built.
Is the Clark County GIS map accurate?
MapsOnline is a strong county system, but its parcel layer is still built from legal descriptions fitted to imagery. Tall Douglas firs hide fences in aerial photos, and older rural descriptions can leave slivers between neighbors. A recorded survey outranks the GIS line, and a new survey outranks both.
Clark County acreage map: north county and hunting access
North and east of Battle Ground, parcels get larger and the land gets wooded. Much of the northeast is the Yacolt Burn State Forest, managed by the Washington Department of Natural Resources. The Ridgefield National Wildlife Refuge sits along the Columbia lowlands. Both are public, but each has its own access and hunting rules, so check WDFW and the refuge before you go. For private timber and farm ground, MapsOnline tells you who the owner is. Ask for permission in writing. Our guide to finding adjacent owners shows how to list the neighbors around a tract.
Critical areas and building limits
Washington counties regulate critical areas such as wetlands, streams, steep slopes and wildlife habitat. In Clark County that can shape what you build on a rural lot as much as zoning does. Before you plan a house site, turn on any environmental layers MapsOnline offers and look for streams or wetlands near the parcel. Then check with county permitting. A lot that looks wide open on an aerial may have buffers that shrink the buildable area.
Clark County plat book
A commercial county plat book for Clark County did not turn up in our research. Recorded plats, short plats and surveys are the official documents, and MapsOnline shows many of them by reference. For history, the county’s recorded survey collection is often the best way to learn how a rural tract was first divided.
Vancouver, the small cities and the rural north
Vancouver is the county seat and by far the largest city. Camas and Washougal sit east along the Columbia, and Battle Ground, Ridgefield and La Center anchor the north. Between them are rural residential areas where five-acre lots with a shop and a pasture are common. Many of those lots came out of short plats and boundary line adjustments over the years. That is why the recorded survey collection matters so much here. The survey that created a lot usually shows the corners a buyer should look for.
Zoning, flood and taxes
MapsOnline typically includes zoning and comprehensive plan layers for unincorporated Clark County. Vancouver, Camas, Battle Ground and the other cities set zoning inside their limits. Floodplain along the Columbia, the Lewis rivers and Salmon Creek is worth checking (flood layer basics). Tax statements come from the Treasurer, and values come from the Assessor.
Who uses MapsOnline
Buyers comparing Camas and Ridgefield school districts, builders checking critical-area layers before designing a house, and farmers confirming acreage for a lease. Neighbors check a hedge line before a conversation that may need a surveyor, and Portland-area commuters look up commute and zoning context.
MapsOnline not loading?
Turn off layers you do not need and zoom in before identifying a parcel. If the map will not draw, clear the cache or try another browser. The Washington GIS hub lists every other county viewer. East of the Cascades, see our Spokane County guide.
Frequently asked questions
How many digits is a Clark County property account number?
Nine. Enter it in the Property Information Center, or use MapsOnline’s Find Parcel tool with the tax parcel number or address.
Can I see property lines on Google Maps in Clark County?
Google’s basemap has no official lot lines. MapsOnline shows the county parcel layer, and a recorded survey is the document that pins down the true corners.
Who do I call to find my property lines?
A Washington-licensed professional land surveyor. The county can provide recorded plats and surveys, but only a surveyor can mark corners.
Why is my property line different on the GIS map?
GIS parcel lines are compiled from legal descriptions and fitted to aerial photos, so small offsets are normal. A recorded survey or a new survey shows the real line.

Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey — especially for fences, setbacks, or boundary disputes.
