Before you buy or build near Chiricahua National Monument, check the Cochise County flood zone map: the zone on that map shapes insurance, permits and resale. This Cochise County guide covers: finding the address on FEMA's map, reading the zone codes, and pairing it with the Cochise County ArcGIS parcel map.

The Cochise County flood zone map: start here

For parcel-by-parcel detail, use the National Flood Hazard Layer viewer, which draws the zones over aerial imagery, for land near Kartchner Caverns State Park included. A tract near Sierra Vista without an address can still be found: pan from the closest town then click the parcel area.

Opening the official parcel viewer

Go first to the Cochise County ArcGIS parcel map; it covers each tax parcel around Coronado National Forest and Huachuca City. Without an address in hand, pan along the nearest road and select the outline, and that holds around Chiricahua National Monument too. For a tract near McNeal, write down the parcel ID while you have it open; every office in the county will want it.

Reading A, AE and X

For land near Sierra Vista, A and V zones mark the Special Flood Hazard Area, which FEMA defines as a 1% annual chance of flooding. For property near Bisbee, a low-risk label isn't a guarantee: FEMA notes that floods happen outside mapped zones too.

Backing up the map with records

For property near Benson, the map is an index, not the title: deeds, subdivision plats and easements for parcels in the county are filed with the County Recorder. If you're looking near Kartchner Caverns State Park, have ready the book and page listed on the parcel record to skip a name search.

Arizona uses the Public Land Survey System, which means a tract near Willcox is described by section, township and range. A standard section is about one square mile, roughly 640 acres, with 36 sections to a township, though corrections make some sections near Dragoon odd-sized. Copy the legal description from the record for the parcel near Bisbee before you request a deed or survey.

Field tips

The parcel map usually runs in a mobile browser, useful out on a road near Tombstone, though signal can drop in rural spots. A screenshot of the parcel near Sierra Vista with its ID is a good backup.

Use the county map alongside FEMA

When the zone clips a corner of a lot near Huachuca City, the structure's footprint is the key question.

Beyond the mapped zones

Creeks and ditches near Bowie may not have detailed mapping, so ask neighbors about past flooding. Marshy spots near Elfrida can limit building too; the National Wetlands Inventory mapper shows mapped wetlands.

Questions to ask before you buy

With a lot near Huachuca City, request whether the home has flooded before closing; getting a quote early avoids surprises.

Lenders and permits

For a home near Chiricahua National Monument, get the Elevation Certificate if one exists: it compares the building to the BFE. Remodeling a house in a zone near Mescal often needs a floodplain permit; call the permitting office early.

When a parcel crosses a boundary

Cochise County borders Graham County, Greenlee County, Pima County, Santa Cruz County, and Hidalgo County, NM; every one of them runs a separate parcel map. A tract near the line by Bisbee may show up in two county records, so check the adjacent map as well. With a lot near Douglas, our state page links every bordering county map for Arizona.

Getting your bearings

Bisbee holds the county offices, which is where the courthouse records live. You'll also find Benson, Douglas, Sierra Vista, and Tombstone, where town lots give way to larger tracts. Roughly 124,640 people call Cochise County home (Census estimate, 2023) across roughly 6,210 square miles. Cochise County was organized in 1881, which matters when you trace an old farm's title. Landmarks such as Chiricahua National Monument help you orient on the aerial.

Before you lean on the lines

For a home near Sierra Vista, acreage on the record is an estimate; only a licensed surveyor can set the real boundary on the ground. For a parcel near Douglas, owner names and values update on a schedule, so a deed recorded last month may not show yet.

Cochise County: common questions

What is a LOMA for land near Douglas?

Closer to Sierra Vista, a Letter of Map Amendment (LOMA) from FEMA can remove a structure on naturally high ground, and lenders accept the result.

How often are flood maps updated near Willcox?

For a parcel near Coronado National Forest, FEMA revises flood maps panel by panel as new studies finish; your community is notified before changes take effect.

Is Zone X safe from flooding for land near Willcox?

It depends, but shaded X is moderate risk and unshaded X is minimal risk; many owners near Coronado National Forest buy coverage anyway.

When is flood insurance required around Dragoon?

In most cases, lenders generally require it for buildings near Willcox in a Special Flood Hazard Area when the loan is federally regulated or insured; elsewhere it's optional.

Does the parcel map work on a phone around Douglas?

If the land is near McNeal, no app is needed for most county viewers; screenshots help offline.
