Collin County, Texas GIS Parcel Map Guide

Few counties in the country have added rooftops as quickly as Collin. Farm roads near Celina and Anna become subdivision entrances within a couple of years, and city limits keep moving. The Collin County Interactive Map helps you see which lines apply to a given lot today.

Collin County’s GIS office publishes the Interactive Map, an Esri web app with aerial imagery, a swipe tool for comparing photo years, bookmarks, printing and a coordinate converter. Its appraisal layer group draws parcels, subdivisions and abstracts supplied by the Collin Central Appraisal District (CCAD). Other layers cover school districts, ZIP codes, city extraterritorial jurisdiction (ETJ) boundaries and 9-1-1 providers.
CCAD runs its own property search and a separate GIS map, and it offers parcel shapefiles and appraisal exports on its downloads page. It is the map we list on the Collin County row of our Texas list; our nationwide county map reaches it as well.
Find a parcel by geo ID, property ID or address
Each CCAD parcel carries two numbers. The property ID is the district’s account number, and the geo ID is the longer map-based identifier. Either one, or the situs address, will land you on the right polygon. The county Tax Assessor-Collector uses its own account numbers, which begin with a letter such as R, so do not be surprised when a tax statement shows a different string.
- New streets can lag behind the basemap. Search the subdivision instead, or zoom in and click.
- Condos and townhomes may show one outline for a whole building. The appraisal record lists the individual units.
How to find property lines in Collin County
- Note the lot, block and subdivision on the parcel record. Almost every home in the county sits on a recorded plat.
- Order the plat from the Collin County Clerk’s land records, which include subdivision maps.
- Check the corners for iron rods, and look at your closing documents for a survey from your purchase.
- Call a Texas Registered Professional Land Surveyor if you plan a fence, a pool or an addition near the line.
Builders in Collin County usually leave utility and drainage easements along rear and side lot lines. They appear on the plat, not on the GIS outline, and they limit where you can put structures. See finding easements on a parcel map.
City limits, ETJ and school districts
The ETJ layer matters more here than in most counties. Land in a city’s ETJ is outside city limits, yet the city may control subdivision rules there. Texas changed its law in 2023 so that many owners can petition to leave an ETJ, and cities across North Texas have received those requests. School district lines also cross city lines. The mailing address alone will not tell you whether a house is zoned for Frisco, Prosper or McKinney schools, so turn on the ISD layer.
Collin County plat book and older maps
Collin grew too fast for printed atlases to keep up, and we found none on sale. The recorded plats at the County Clerk are the modern record, and the interactive map’s abstract layer shows the original land surveys that rural legal descriptions still reference. The Texas General Land Office keeps historic county maps and the original survey files for those abstracts.
From farm roads to subdivisions
The southern third of the county, around Plano, Richardson and Allen, is largely built out. The action has moved north and east, to Prosper, Celina, Anna, Melissa, Princeton and the land around Lavon Lake. There the map often shows a single large farm tract next to freshly platted lots with dozens of new account numbers. Swiping between aerial years makes the change obvious. If you are shopping for acreage, check whether a tract sits in a municipal utility district or another special district, since those add their own tax rate to the bill. The appraisal record lists every taxing unit that applies.
Is the Collin County GIS map accurate?
For locating a lot and its neighbors, yes. For deciding exactly where a fence goes, no. The parcels come from appraisal data fitted to aerial photos, and small shifts are normal, especially on new phases. When the survey from your closing and the map disagree, trust the survey. Zoning, flood and taxes
Zoning belongs to each city, so use the city planning map for Plano, Frisco, McKinney or Allen. Creeks feeding Lavon Lake and the East Fork of the Trinity carry floodplain, which is worth checking before you buy (flood layers explained). Values and protests go through CCAD, and bills come from the county Tax Assessor-Collector.

Esri web apps can stall on older browsers or strict privacy settings. Try a current Chrome, Edge or Firefox, allow the site’s scripts, and clear the cache if layers stay blank.
