DuPage County, Illinois GIS Parcel Map Guide

The DuPage County Parcel Viewer is the free GIS map for Wheaton, Naperville, Downers Grove, Elmhurst, Glen Ellyn and the rest of DuPage’s nine townships.

DuPage County is almost entirely built out, so parcel questions here are about lot lines, easements, tax PINs and the occasional odd remnant parcel. The DuPage County Parcel Viewer and the Supervisor of Assessments’ property lookup handle most of them.

The DuPage Parcel Viewer

The county’s Information Technology Department GIS Division publishes the Parcel Viewer as an ArcGIS web app. The search box can look up cadastral and real estate records or run an address through the county locator. A notice on the viewer warns that, while the county’s tax system is being updated, ownership and tax information shown in the viewer may not be current. For now, confirm owner names on the official assessment record.

Search by PIN or address

DuPage uses a ten-digit PIN. It is often printed with hyphens, but the county’s lookups want the ten digits run together with no spaces or dashes. Your tax bill shows it.

Township assessors handle local valuation in Illinois, so your township office is another good source.

How to find property lines in DuPage County

  1. Start with the PIN and legal description. Most DuPage homes sit in recorded subdivisions described by lot and subdivision name.
  2. Get the recorded subdivision plat and your deed from the county’s recording office. Plats show lot dimensions and platted easements.
  3. Check your closing papers. Many Illinois buyers received a plat of survey at closing, which is the best boundary document most homeowners have.
  4. For new fences, additions or disputes, hire an Illinois Professional Land Surveyor.

Is the DuPage County GIS map accurate?

The parcel layer is carefully maintained, but GIS lines still sit on top of aerial images that can lean, especially near tall buildings and mature trees. Use it for context and identification. DuPage County plat book: modern and 1874

No current commercial farm plat book is sold for DuPage. With so little farmland left, there is not much call for one. Recorded subdivision plats are the modern equivalent. History is better served. The 1874 Combination Atlas Map of DuPage County, Illinois, published by Thompson Bros. & Burr of Elgin, has township plat maps showing landowners, along with village plans and illustrations. Digitized copies are available through Illinois libraries and genealogy sites, and they are a great way to see which farm your subdivision replaced.

Townships and why they matter

DuPage is divided into nine townships: Addison, Bloomingdale, Downers Grove, Lisle, Milton, Naperville, Wayne, Winfield and York. Each has a township assessor who sets initial values before the county reviews them. When you look up a PIN, note the township. It tells you which assessor’s office to call about your value and where to find local comparable sales. Township boundaries do not always match city limits, so a Naperville address might fall in Lisle or Naperville Township. Check the record rather than assuming.

Acreage and landowner lookups in a built-out county

Large private tracts are rare. What remains is mostly toward the western edge near the Kane County line, plus institutional campuses and utility corridors. A lot of the county’s open land belongs to the Forest Preserve District of DuPage County, which sets its own rules for use. The Parcel Viewer shows who owns a tract, whether it is a preserve, a school district or a private family. If you are hoping to find private land to hunt or access, identify the owner there and ask directly.

Everyday DuPage uses

Homeowners check the PIN before filing an assessment appeal and compare similar houses nearby. Buyers look at easements behind the lot before planning a fence or shed, and contractors confirm the lot shape before they pull permits. Genealogists line up the 1874 atlas with today’s parcels to find where an ancestor’s farm stood. Each of these starts with a ten-digit PIN or an address.

Zoning, flood and taxes

Each municipality sets its own zoning, and unincorporated land falls under county zoning. DuPage has many floodplain areas along the DuPage River and Salt Creek, so check flood layers before buying (flood zones in a parcel viewer). Tax bills come from the County Treasurer, and appeals start with your township assessor or the Board of Review.
