Dutchess County runs along the east bank of the Hudson River, from the Poughkeepsie and Beacon waterfronts to estate country, horse farms, and small hamlets near the Connecticut line. The county’s ParcelAccess application is a genuinely useful parcel tool: it pairs a map with a detailed property card for every parcel.

What ParcelAccess gives you

ParcelAccess is maintained by Dutchess County’s information services office. You can find a parcel through the Find a Parcel search bar, a more detailed Search tool, or simply by clicking the map. Once a parcel is selected, the property card shows details such as the parcel number, location, municipality, owner and mailing address, lot size in acres, school district, land-use class, assessment values, and the last sale with its deed book and page. It also flags items like agricultural district status and filed map references when they apply.

Our Dutchess County row in the New York directory links straight to it, and you can select the county on our national map.

Search by address, owner or grid number

Dutchess County refers to parcel IDs as grid numbers. They are built from a municipal code, a map section, a six-digit group, and a suffix — something like 1234-12-123456-0000. The county notes that the six-digit group is usually unique enough to find a parcel within a single municipality’s roll. If you have a tax bill, the grid number on it is the fastest way into ParcelAccess. Our parcel ID explainer covers how these identifiers work elsewhere.

A clean ParcelAccess lookup

  1. Open ParcelAccess.
  2. Type an address or grid number into Find a Parcel, or open the Search tool for owner and other criteria.
  3. Select the parcel and open its property card.
  4. Read the lot size, land-use class, municipality, and last sale information.
  5. Note the deed book and page to pull the recorded deed.
  6. Zoom and pan the map to see neighboring parcels and roads.

Poughkeepsie to Pine Plains

The City of Poughkeepsie is the county seat, with the Town of Poughkeepsie surrounding it. Beacon, the county’s other city, has become a well-known arts and commuter town. Along the river, Hyde Park is home to the Franklin D. Roosevelt historic sites and the Culinary Institute of America, and Rhinebeck and Red Hook anchor the northern river towns. Inland, Millbrook is known for estates and horse country, while Pawling, Amenia, and Pine Plains offer rural land and farms. Vassar College and Marist College are in Poughkeepsie, and IBM has a long history in the county.

How to find property lines in Dutchess County

  1. Open the parcel in ParcelAccess and note the grid number, the deed book and page, and any filed map reference on the property card.
  2. Pull the deed from the County Clerk, plus the filed subdivision map if there is one.
  3. Look for iron pins, stone walls and old fence lines. In the eastern towns, stone walls often trace historic boundaries, but not always.
  4. Hire a New York licensed surveyor before you build or fence near a line.

Is ParcelAccess accurate?

ParcelAccess itself says its information is subject to a complete title search or field survey. That’s the right way to read it. It’s very good for identifying a parcel and pulling the deed book and page. It isn’t a boundary. In New York, deeds are recorded with the County Clerk, so use the deed reference from the property card to find the document at the Dutchess County Clerk. A New York licensed land surveyor sets boundaries. For the west bank of the river, see our Ulster County parcel viewer guide. Dutchess County acreage map: farms, estates and hunting land

Dutchess County still has active farmland, especially in the northern and eastern towns. New York agricultural districts support farming and can affect how land is taxed and regulated, and ParcelAccess shows agricultural district status on the property card. If you are buying rural acreage, check that field, ask about any agricultural assessment on the parcel, and look into conservation easements, which are common in parts of the county. See finding easements on a parcel map.

New York hunters often need written permission on posted private land, and ParcelAccess shows the owner and mailing address to ask. State forests and wildlife management areas are mapped by the state Department of Environmental Conservation.

Dutchess County plat book: filed maps and the 1867 Beers atlas

There’s no current commercial owner-name plat book for Dutchess. ParcelAccess plays that role for free. The “plat” you usually need is the filed map: subdivision maps are filed with the County Clerk, and ParcelAccess flags filed map references when they apply. For history, F. W. Beers’ 1867 atlas of Dutchess County, with its town-by-town maps naming residents, has plates digitized in the David Rumsey Historical Map Collection. It’s a favorite of house historians in towns like Pleasant Valley, Washington and North East. A New York atlas and gazetteer is handy for back roads in the eastern towns.

Zoning: check the town first

In New York, cities, towns, and villages handle zoning, and the ParcelAccess property card itself advises checking the Dutchess County zoning map for up-to-date zoning information. Use the municipality shown on the card, then read that town’s or village’s zoning code. Our zoning overlays guide explains how to use zoning layers alongside parcel data.

Tips, plus fixes when ParcelAccess won’t load

If ParcelAccess won’t load, reload it, clear the cache or use a private window, and allow pop-ups so the property card can open. The Dutchess County row in the New York directory always has the current address.

Who uses ParcelAccess

City buyers looking for a Hudson Valley weekend place, Beacon and Poughkeepsie homebuyers, farmers, builders, estate attorneys, appraisers, surveyors, and title examiners. The detailed property card makes it a favorite for quick research.
