Columbus is Ohio’s largest city and its capital, and Franklin County around it is packed with suburbs whose borders zigzag in ways that surprise newcomers. The county’s Franklin County ParcelViewer is the official map for figuring out which parcel you are looking at, who owns it, and which city or township it sits in.

The ParcelViewer and the Auditor

In Ohio, the county auditor is responsible for property valuation and the tax parcel map. Franklin County’s ParcelViewer is an ArcGIS web application tied to that parcel data. It shows parcel boundaries, addresses, and aerial imagery, and each parcel links to its property record with owner, value, and sales information.

You can open it from the Franklin County row of our Ohio directory or from the national directory map.

Search the ParcelViewer by address, owner or parcel number

  1. Open the ParcelViewer.
  2. Search by address, owner, or parcel number. Franklin County parcel numbers use a dashed format; copy it straight from a tax bill.
  3. Click the parcel to open its details and follow the link to the full property record.
  4. Turn on political boundaries, school districts, or other layers if you need them.
  5. Toggle aerial imagery to check what is actually on the lot.

How to find property lines in Franklin County

  1. Open the parcel in the ParcelViewer and follow the link to the Auditor’s property record for the legal description and deed reference.
  2. Pull the deed and subdivision plat from the Franklin County Recorder.
  3. Measure from a known point, such as the street pins or the plat’s front-line distance. A measuring wheel is a simple way to check frontage.
  4. Hire an Ohio registered surveyor for fences, additions near setbacks, or disputes.

City lines are tricky here

Columbus grew by annexation, so its boundary winds through the county, leaving pockets of townships and neighboring cities in between. Dublin, Westerville, and Reynoldsburg even extend into neighboring counties, and parts of Columbus reach into Delaware and Fairfield counties. That means an address that says “Columbus” may be in a township, or a Dublin address may not be in Franklin County at all. Always confirm the county and taxing district on the parcel record — it affects taxes, schools, and zoning. Other suburbs include Upper Arlington, Hilliard, Grove City, Gahanna, Worthington, Bexley, Whitehall, Grandview Heights, Groveport, and Canal Winchester.

Is the Franklin County GIS map accurate?

For identifying parcels and reading Auditor data, yes. For boundaries, no. The Auditor maintains the tax parcel map from recorded plats and deeds, and in most Columbus subdivisions the lines fit closely. Older in-town lots with alley vacations, and rural tracts with metes-and-bounds descriptions, are where the map can drift from the ground. Deeds and plats are recorded with the Franklin County Recorder. An Ohio registered surveyor sets boundaries. A growing metro

Ohio State University, state government, insurance and finance, healthcare, and logistics anchor the economy, and the region has attracted major technology and manufacturing investment in recent years, including projects in neighboring counties. That growth drives infill development in older Columbus neighborhoods and new subdivisions at the edges. Investors and builders use the ParcelViewer to scan ownership, lot sizes, and recent sales. For comparing owners and adjacent parcels, see our guide to neighboring parcels in a viewer.

Franklin County acreage map: Big Darby and the rural edges

Western Franklin County includes part of the Big Darby Creek watershed, a high-quality stream system that has been the focus of special land-use planning to protect water quality. Parcels there can have stream setbacks and conservation considerations. The far southern and eastern parts of the county still have farmland, where larger parcels and farm-use values appear on the record. Check stream, floodplain, and zoning layers before assuming a rural tract can be developed. Our flood zones guide covers the basics.

Franklin County plat maps, from 1872 to today

Franklin County is too urban for the classic rural plat book, and none is currently sold. The ParcelViewer is the free current map, and recorded plats come from the Recorder. The historic side is rich. The Columbus Metropolitan Library’s digital collections include Caldwell’s Atlas of Franklin Co. and of the City of Columbus (1872) and township pages from an 1883 county landownership map. The Ohio History Connection offers scans of historic Franklin County atlases and wall maps as well. They are great for tracing when a farm became a neighborhood.

Zoning and tax districts in brief

Cities and villages zone their own land; townships in Ohio can have township zoning; and the county handles some unincorporated areas. The ParcelViewer tells you the jurisdiction; the zoning map comes from that jurisdiction. Our zoning overlays guide explains what to look for.

Sales data and valuation

The Auditor’s property records include sales history and valuation details. Ohio counties reappraise property on a regular cycle, and values can change noticeably after a reappraisal. If you are budgeting for taxes on a purchase, look at the current value and ask how a sale or reappraisal might affect it.

Tips, and a fix for a ParcelViewer that won’t load

If the ParcelViewer hangs, reload it in a private window, allow pop-ups so the property record can open, and use a desktop browser for layers. The Franklin County row of our Ohio directory always points to the current link.

Who uses the ParcelViewer

Homebuyers comparing school districts, OSU-area landlords, infill builders in Clintonville and the South Side, commercial brokers, appraisers, farmers at the county edges, surveyors, and title examiners. Residents contesting a valuation use it to compare recent sales nearby.
