Fulton County is shaped like a long, narrow ribbon that follows the Chattahoochee River from horse farms in the north to rolling countryside in the south, with downtown Atlanta in the middle. Who keeps which record
The Fulton County Board of Assessors values property and maintains the tax parcel data; the Tax Commissioner bills and collects. Deeds and plats are recorded with the Clerk of Superior Court, which is how Georgia handles real estate records. When the map and a deed seem to disagree, the recorded documents win.
How to find property lines in Fulton County
- Find the parcel in the viewer and write down the parcel ID and the deed reference, if it’s shown.
- Look up the deed and plat at the Clerk of Superior Court. Georgia also has a statewide real estate and plat index run by the Georgia Superior Court Clerks’ Cooperative Authority (GSCCCA). Some GSCCCA features need an account.
- Read the plat for lot dimensions, bearings and easements, and look for the corner pins it shows.
- If the corners are missing or in dispute, hire a surveyor to re-establish them.
North Fulton: subdivisions, estates, and horse country
Alpharetta and Johns Creek are dense with subdivisions and office parks, so the typical question is about a specific house lot, an HOA common area, or a sliver of land behind a fence. Milton is different: it is known for equestrian properties and larger estate lots, and buyers there often scan the map for multi-acre parcels, pasture, and road frontage. Roswell adds historic neighborhoods and river frontage near the Chattahoochee.

Georgia records subdivision plats with the Clerk of Superior Court, and legal descriptions often cite a plat book and page. That is the “plat book” most Fulton searches really want. How accurate are Fulton County parcel lines?
They’re good enough to pick out the right parcel and see roughly where it sits. They aren’t precise enough to settle where a fence goes.
