Knock on the right door and a lot of Georgia ground opens up. A Georgia landowner map tells you which door. We cover where the free maps are, how Georgia describes land in deeds, where the records come from, and how to approach a landowner.

The Georgia landowner map: county parcel maps at a glance

Georgia has 159 counties covering roughly 57,712 square miles of land, by Census Bureau figures. Ware County is the biggest Georgia county by land area, followed by Burke County and Clinch County. Platbookmapper's directory lists a free, login-free parcel map for 159 of the Georgia counties. In Georgia, each listed map is run by the county itself or its vendor. Open our Georgia page and click the county you plan to hunt, whether that's Wilkes County or Morgan County.

Reading a Georgia parcel record

Each parcel record in Georgia gives you more than a name: look for the owner's mailing address, the parcel ID, the assessed acreage and the legal description. The mailing address is how you reach an absentee owner of Georgia ground, and the parcel ID is what you put in your letter so there's no confusion about which tract you mean. Scan the adjoining parcels. If one family owns all the ground around a spot near Lawrenceville, that's one letter instead of five.

Do you need a paid app for Georgia land?

An app is convenient in a Georgia treestand, but the county record is the original source. Before the season, save the map view for the area you'll hunt, since cell service in rural Georgia can be spotty.

Where the land records come from

In Georgia, deeds and plats are recorded with the Clerk of Superior Court. Georgia's Superior Court Clerks' Cooperative Authority (GSCCCA) runs a statewide index of deeds, liens and plats recorded by the county clerks, covering filings from 1999 forward. Bring the parcel ID and owner name from the Georgia map when you ask for a deed; it saves a lot of searching.

Georgia public ground and its private neighbors

Chattahoochee National Forest, Oconee National Forest, and Okefenokee National Wildlife Refuge are among the public places that come up in Georgia county records. Use the parcel layer along Georgia public boundaries, where private tracts often border or sit inside public ground. Read the rules for Chattahoochee National Forest or any other area; they can differ from the statewide Georgia regulations.

What the map won't tell you

Hunters get into trouble with Georgia parcel maps in a few predictable ways, and the first is treating a tax-map line as a survey. Watch for Georgia owners listed as trusts, LLCs or estates; the person you need may be a trustee or family member, not the tenant on site. Finally, check how current the data is, because Georgia sales can take weeks or months to reach the parcel layer.

Leases and written permission in Georgia

If you lease Georgia farm or timber ground, get the terms on paper, including the parcel IDs covered. Attach a printout of the Gwinnett County or other county parcel map with the hunting area outlined.

Rural Georgia, Bibb County included, is organized by land districts and land lots, leftovers from the lottery era. Tax-map lines in Georgia can be off by several feet or more; a survey is the only legal answer.

Getting permission to hunt Georgia private land

Click the woods or field you want to hunt in Bibb County or anywhere else in Georgia, note the owner of record and mailing address, and check whether the same owner holds neighboring tracts. Landowners near Adel may hear from other hunters in the fall, so ask in spring or summer and name the exact tract. For Georgia regulations, go to the Georgia Department of Natural Resources, Wildlife Resources Division. Our landowner permission guide has sample wording you can adapt for Gwinnett County.

Pairing the parcel map with aerial photos

Aerial photos plus parcel lines let you scout Georgia ground from a desk, spotting cover and water inside a single ownership. Some Georgia viewers also offer contour or elevation layers, which help you read ridges, saddles and drainages before you walk in. Check the imagery date in the Cook County viewer; a recent timber harvest may not show.

Before you walk in

Carry an offline map with the parcel layer saved, a compass or handheld GPS for when your phone loses signal in rural Georgia, and blaze orange where required. If a line on the Georgia map doesn't match what's posted, go with what's posted and ask the owner.
