Before you buy or build near Acadia National Park, look at the Hancock County flood zone map: the zone on that map shapes insurance, building rules and resale. This Hancock County guide covers: the free FEMA tools, what each zone label means, lender insurance rules and how to challenge a map that looks wrong.

Getting started with the Hancock County flood zone map

Flood zones come from FEMA's Flood Map Service Center: search an address around Brooksville, then open the map view for that panel. A tract near Brooksville without an address can still be found: zoom in from US Route 1 and click the spot.

Getting to the right map

Go first to the Maine GeoLibrary Parcel Viewer; it maps each tax parcel around Brooksville and Marshall Island. Without an address in hand, follow US Route 1 on the aerial until the lines appear, then click inside the one you want, and that holds around Brooksville too. For land near Acadia National Park, copy the parcel ID from that panel; each office in the county will want it.

Zones on the Hancock County flood zone map

In and around Penobscot Bay, zones beginning with A or V mark the Special Flood Hazard Area, land with a 1-percent chance of flooding in any year. Closer to Penobscot Bay, a low-risk label isn't a guarantee: according to FEMA, many claims come from moderate- and low-risk areas.

Getting your bearings

Ellsworth is the county seat, which is where the courthouse records live. Smaller places on the map include Amherst, Aurora, Bar Harbor, and Blue Hill, each with its own cluster of lots. Roughly 56,526 people live in Hancock County (Census estimate, 2023) on some 1,587 square miles. Hancock County dates to 1789, and some chains of title near Blue Hill are long. Places such as Penobscot Bay, Penobscot River, and Acadia National Park help you orient on the aerial.

Who handles what

Questions about value or the owner field for land near Penobscot Bay belong with the town assessor, the office behind the parcel record. Questions about what you can build around Bucksport go to planning, building or health offices, town or county, depending on location.

Matching the zone to the lot lines

FEMA doesn't draw property lines, so open the Maine GeoLibrary Parcel Viewer next for the outline of the tract near Marshall Island.

Where the recorded documents are

The map is an index, not the title: deeds, plats and easements for land near Bucksport are filed with the county Registry of Deeds. Long-held tracts around Acadia National Park can sit on a long string of deeds, so a title company is worth hiring on a real sale.

Beyond the mapped zones

Small streams around Central Hancock may not have detailed mapping, so ask neighbors about past flooding. Wetlands near Central Hancock can limit building even outside a flood zone; the National Wetlands Inventory mapper shows mapped wetlands.

Before you lean on the lines

For a parcel near Bar Harbor, listed acreage is an assessed number; only a licensed surveyor sets the real corners on the ground. If the land is near Penobscot River, owner names and values update on a schedule, so a deed recorded last month might lag behind.

What to request from a seller

For property near Ellsworth, ask the listing agent about past flood claims before closing; getting a quote early keeps the budget honest.

Land on the county line

Hancock County borders Knox County, Penobscot County, Waldo County, and Washington County, and each of those keeps its own parcel map. Acreage along the edge near Northwest Hancock may be split in two county records, so check the neighboring map too. If you're looking near Bar Harbor, our state page lists every neighboring county map for Maine.

Taking the map into the field

The parcel map usually runs in a mobile browser, which helps when you're standing on land near East Hancock, but coverage can be spotty out of town. A screenshot of the parcel near Northwest Hancock with its ID is a good backup.

What a flood zone means for a buyer

For property near Marshall Island, ask for an Elevation Certificate: it can change the insurance price a lot. New construction in a floodplain near Bucksport can trigger elevation rules; check with the county or town building office before you plan.
