Hays County, Texas GIS Parcel Map Guide
The Hays Central Appraisal District publishes a free web map for San Marcos, Kyle, Buda, Dripping Springs and Wimberley, with parcel, abstract and subdivision layers you can switch on.

Hays County sits where the Hill Country meets the I-35 corridor, which makes for an odd mix: hundred-acre ranches, riverfront cabins and brand-new rooftops a few miles apart. This guide explains the Hays CAD parcel map, the search fields that actually work, and what to do when the map and the fence disagree.
Start with the Hays CAD map
As in the rest of Texas, parcel mapping here belongs to the appraisal district rather than a county assessor. Hays CAD’s map is built on an ArcGIS web app. Once it loads you get a search box, a layer list and a coordinate readout that can switch among Texas state plane zones, which surveyors appreciate.
Three layers matter most. Parcels shows the tax-account outlines. Abstracts shows the original land-grant surveys that rural tracts are still described by. Subdivisions outlines platted developments. Turning on abstracts is the fastest way to understand a ranch deed that says “out of the such-and-such survey, abstract number so-and-so.”

Search by property ID, owner, geo ID or abstract
The map’s search menu is more detailed than most appraisal maps. It accepts a property ID, an owner (surname first), a geo ID or map ID, an abstract by number or name, a subdivision by code or name, a legal description, or a street address. Some pointers:
- The property ID on your notice is the cleanest match. Hays CAD’s separate property search calls it the Quick Ref ID.
- If an address will not match, which often happens with new streets in Kyle and Buda, search the subdivision name and click through the lots.
- For raw land with no address, an abstract search narrows the map to one original survey so you can scan the tracts inside it.
Hays County acreage map for land and hunting leases
West of I-35, around Dripping Springs, Driftwood and Wimberley, parcels get big and roads get few. That is where people use the appraisal map as an acreage map: to see who owns the ridge behind a listing, or which ranch borders a lease they are considering. Click each neighboring polygon, write down the owner, and make contact the old-fashioned way. Texas trespass law is strict, and permission should be in writing.

How to find property lines in Hays County
- Pull up the tract on the Hays CAD map and copy the legal description.
- If it is a lot and block, get the subdivision plat from the Hays County Clerk’s official public records. If it is acreage out of an abstract, get the deed, which will contain the metes-and-bounds call.
- Compare the plat or deed distances with what you see on the ground: fences, road frontage, iron rods at corners.
- Hire a Registered Professional Land Surveyor before building, fencing or closing on land where the line matters.
Is the Hays County GIS map accurate?
It is an appraisal map, drawn to tax the right account, so expect lines that are close rather than exact. Rough, wooded terrain makes aerial photos harder to line up, and old rural deeds were written with chains and compass bearings long before GPS. A tract line that seems to jog through a creek bed is often a mapping artifact. When the map, the fence and the deed all disagree, a survey is the tiebreaker. Hays County plat book and old maps
We found no current commercial plat book for Hays County. Recorded subdivision plats are the Texas equivalent, and they are filed with the County Clerk. For history, the Texas General Land Office keeps original land-grant files and historic county maps, which help you trace an abstract back to the first survey.
Reading a Hays CAD record
Once you click a parcel, the record gives you several pieces worth copying down. The legal description tells you whether you are dealing with a platted lot or acreage out of an abstract. The land area shows appraisal acres or square feet. The owner mailing address is how you reach an absentee owner. The value history shows how the district has treated the property over time. Exemptions and special valuations are listed too. On ranch land, an open-space or wildlife valuation can be worth a lot in taxes, and it comes with use requirements a new owner has to keep up. Ask the seller about it before you sign, not after.
If two tracts share an owner and a fence line, check whether they are separate accounts. Buyers sometimes assume a listing includes both.
Water, flood and development notes
Two land questions come up again and again here: water and flooding. Much of the county lies over the Edwards Aquifer or its contributing zone, and rules there can affect what you build. Creeks such as the Blanco River are prone to fast flooding, so check FEMA maps before you buy near water (how to read flood layers). Zoning is a city matter in San Marcos, Kyle and the other cities. Unincorporated land may still fall inside a city’s extraterritorial jurisdiction for subdivision rules.

ArcGIS web apps sometimes flash a “browser not supported” notice for a moment before they finish loading, so give the page a few seconds.
