HOA Tracts on a Subdivision Plat
HOA tracts are the pieces the plat conveys or reserves to the association instead of to a lot buyer.

They are lettered tracts or outlots, with notes about drainage, recreation, or private streets. The deed to the association, or the dedication, is what vests title.
On the recorded sheet
Lot owners pay to maintain them through assessments. They do not individually own the pond just because it is pretty.
The mix-up to avoid
If the association was never formed, the tract can sit in the developer's name. The plat still shows the intent.
Find the county map
Start at Platbookmapper, search the county, and open the local GIS link. Write down the parcel number before you compare the screen to a paper plat.
