Before an offer near Niobrara River, pull up the Holt County flood zone map: a mapped flood zone changes insurance, building rules and resale. Covered here for Holt County: locating a parcel on FEMA's map, reading the zone codes, and pairing it with the Holt County CAMAvision map.

Getting started with the Holt County flood zone map

For a more interactive look, use the National Flood Hazard Layer viewer, which lets you click a spot and read its zone, which applies near Emmet as much as anywhere. Rural land near Dorsey with no street number is still easy to locate: zoom in from the nearest road and click the spot.

The free map to start with

Go first to the Holt County CAMAvision map; it includes each tax parcel from Inman to Atkinson. If you only know roughly where the land is, pan along the nearest road and select the outline, which applies near Amelia as much as anywhere. For acreage around Niobrara River, save the parcel ID before closing the panel; each clerk in the county will want it.

Neighboring parcel maps

Holt County touches Antelope County, Boyd County, Garfield County, Keya Paha County, and Knox County; every one of them runs a separate parcel map. Acreage along the edge near Inman can be split in two county records, so look at the neighboring map too. If the land is near Page, our state page links each bordering county map for Nebraska.

Beyond the mapped zones

Creeks and ditches near Ewing may not have detailed mapping, so walk the land after rain. Wet ground around Catalpa is a separate issue from flood zones; the National Wetlands Inventory mapper shows mapped wetlands.

Before you lean on the lines

For a home near Amelia, the acreage figure is an estimate; only a licensed surveyor sets the real corners on the ground. In and around Inman, records update in batches, so a deed recorded last month may not show yet.

Nebraska follows the Public Land Survey System, so deeds around Catalpa reference sections and townships. Each section is nominally a mile square, about 640 acres, and a township holds 36 of them, though real sections near O'Neill vary in size. Copy the legal description from the record for the parcel near Amelia before you request a deed or survey.

Zones on the Holt County flood zone map

If the land is near Chambers, A and V zones mark the Special Flood Hazard Area, land with a 1-percent chance of flooding in any year. Out toward Inman, minimal risk is not no risk: FEMA notes that floods happen outside mapped zones too.

The paper trail behind a parcel

For a parcel near Amelia, the map is an index, not the title: deeds, subdivision plats and easements for parcels in the county are filed with the Register of Deeds. If the land is near Dorsey, use the document number from the tax record so staff can find the deed fast.

A short flood checklist

Closer to Anncar, request whether the home has flooded before closing; an insurance quote early keeps the budget honest.

On site with the map

Most viewers work in a phone browser, handy when you're parked on a road near Atkinson, though signal can drop in rural spots. A saved image of the lot near Dorsey and its lines is a good backup.

Parcel lines plus flood zones

FEMA doesn't draw property lines, so open the Holt County CAMAvision map next for the outline of the tract near Inman.

What a flood zone means for a buyer

Closer to O'Neill, get the Elevation Certificate if one exists: it records the building's elevation against the base flood. Remodeling a house in a zone near Deloit usually means extra permit review; check with the county or town building office early.

A quick look at the area

O'Neill holds the county offices, where most land records are kept. Other places on the map include Atkinson, Chambers, Emmet, and Ewing. Around 10,093 people live in the county (Census Bureau estimate, 2023) spread over roughly 2,412 square miles around Deloit. Places such as Niobrara River and Elkhorn River make handy reference points on the map.

Frequently asked

What is the difference between Zone A and AE for land near Catalpa?

Closer to Emmet, AE is a Special Flood Hazard Area with a published base flood elevation; unnumbered A zones don't list one.

What is a base flood elevation near Niobrara River?

On ground around Atkinson, the base flood elevation is the water level expected in the 1% annual chance flood; local rules may require building above it.

Do I need to worry about flooding in Zone X near Anncar?

For a tract near Page, shaded X is moderate risk and unshaded X is minimal risk; FEMA notes that a large share of claims come from these areas.

Will my lender require flood insurance near Emmet?

Out toward Atkinson, it's typically required only for structures in high-risk zones with federally backed loans; outside those zones it's your call.

How is land described in Nebraska deeds around Inman?

With a lot near Deloit, Deeds use lot and block, metes and bounds or survey descriptions; a surveyor can interpret it.
