Land in La Plata County spans the Animas Valley, piñon-juniper mesas, national forest edges and the Southern Ute Indian Reservation. Each brings its own map questions. The La Plata County Maps viewer and the Assessor’s records answer most of them, as long as you know where the county’s authority ends.
La Plata County Maps
The county’s viewer is an Esri app with search, layers and a terrain view. It can show coordinates in several formats, including decimal degrees, degrees-minutes-seconds, UTM and USNG, which helps hunters and backcountry users line up the map with a GPS unit. For owner, value and sales details, the Assessor’s EagleWeb property records search is the companion tool.
A link to the viewer lives on the La Plata entry in our Colorado directory, and the county sits in the far southwest corner of our national county map.
Search by address, owner or account number
Colorado assessors track property by account number. In La Plata County, real property accounts start with R and mobile homes with M. EagleWeb searches by address, owner, parcel number or account number. Keep both the account and the parcel number, because different offices ask for different ones.
- Rural addresses may not geocode well. Search the owner, then zoom to the result.
- Switch on the terrain view to understand access and slope before you visit a mountain lot.
How to find property lines in La Plata County
- Locate the parcel and note the legal description. Many rural tracts reference section, township and range.
- Get the recorded plat or deed from the County Clerk and Recorder.
- Look for survey monuments. In mountain terrain, corners can be hard to find, and old ones may be rock cairns or blazed trees.
- Hire a Colorado Professional Land Surveyor for fencing, building near a line, or anything touching federal or tribal land.
Is the La Plata County GIS map accurate?
It is a solid planning map, but steep canyons and forest cover make aerial alignment difficult, and old mining-era and homestead surveys were not always precise. Parcel lines next to national forest can be off by more than you would expect. Use the viewer for orientation, and use a survey for boundaries. Our article on GIS versus a survey explains why.
La Plata County acreage map for hunting and access
Elk and deer country surrounds Durango, and much of the north and east is San Juan National Forest. Checkerboard edges between private and public land are where hunters get into trouble. Use La Plata County Maps to see which parcels are private, and match the coordinates with your GPS in the field. For public land units and regulations, use Colorado Parks and Wildlife’s hunting atlas and regulations. To hunt private land, contact the owner of record and get permission in writing.
A large part of southern La Plata County lies within the Southern Ute Indian Reservation. Tribal and trust lands there are under the Southern Ute Indian Tribe’s authority, and hunting and access follow tribal rules. Do not assume a county parcel record tells the whole story on reservation land.
Access, water and utilities on rural tracts
Many rural La Plata County parcels sit at the end of long private roads or reach a county road only through an easement. The viewer shows where a parcel touches a road on the map. Only the recorded documents show whether legal access exists. Water is the other big question. Colorado water rights are separate from land, and a parcel may rely on a well permit, a shared well or hauled water. Ask the seller for well permits and check with the state before you count on water. Power and internet can also be far from remote lots.
La Plata County plat book
No current commercial plat book for La Plata County turned up in our research. Recorded subdivision plats and surveys at the Clerk and Recorder are the official documents. The county viewer, backed by EagleWeb, serves as the free ownership map.
Who relies on the viewer
Ranch buyers compare mesa tracts near Bayfield and Hesperus. Durango homeowners check neighbors and access before a remodel, and outfitters and hunters confirm where private land ends. Title companies and surveyors use it as a quick first look before pulling recorded documents. For anyone arriving from out of state, it is the fastest way to understand how scattered public and private land is here.
Zoning, wildfire and flood
La Plata County handles land use in unincorporated areas. Durango, Bayfield and Ignacio have their own codes. Wildfire is a real planning issue here. The 2018 416 Fire burned north of Durango, and defensible space matters for rural buyers. The Animas and Florida rivers have mapped floodplains (how to check flood zones).
Viewer not loading?
Mountain internet can be slow. Turn off the terrain layer and imagery when you only need parcels, and refresh if the map stalls. If the viewer’s address changes, our directory link will be updated. Other Colorado viewers are gathered on the Colorado hub. For the Front Range, read our Larimer County guide.

Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey — especially for fences, setbacks, or boundary disputes.
