Oxford’s boom
Oxford has grown fast, driven by the university, retirees and weekend buyers who come for football and the town square. Condos, townhomes and student rentals fill land that was pasture not long ago. City zoning and permits apply inside Oxford, and the county handles planning outside. Rentals near campus may need city registration or face occupancy limits, so ask before assuming a house works as an investment.
How to find property lines in Lafayette County

Sardis Lake and Corps land
Sardis Lake, a flood-control reservoir on the Little Tallahatchie River, reaches into the northwestern county. The Army Corps of Engineers owns a buffer of land around it, so few private lots touch the water. Hunting, fishing and camping on Corps land draw visitors. If a listing says lake access, confirm whether it means a public ramp or something more.
Holly Springs National Forest
Parts of the Holly Springs National Forest spread across the northern and eastern county, interspersed with private tracts. Forest Service land adds open space and hunting access, but inholdings may have limited roads. Check the map for public land boundaries before buying rural acreage.
Homestead exemption and assessments
Mississippi homeowners can claim a homestead exemption on their primary residence by filing with the county, typically by April 1 after purchase. The Tax Assessor sets values, and the Tax Collector sends bills. Student rentals and second homes do not qualify, which is one reason bills on similar Oxford houses can differ.
Faulkner country
William Faulkner lived at Rowan Oak in Oxford and based his fictional Yoknapatawpha County on Lafayette. Historic homes near the square and the Rowan Oak grounds draw visitors. Older neighborhoods have narrow lots from nineteenth-century surveys.
Taylor, Abbeville and the rural roads
South of Oxford, the village of Taylor draws diners to its old grocery turned catfish restaurant, and artists and builders have added homes on nearby hills. Abbeville lies north toward Sardis Lake. Outside towns, county roads wind through pine and hardwood ridges with deep ravines. Many tracts are reached by gravel roads, and county road maintenance varies, so drive the route after a rain before committing.
Timberland and hunting leases
Pine plantations and hardwood bottoms cover much of rural Lafayette County. Owners often earn income from timber sales and deer hunting leases. Before cutting, confirm boundaries: Mississippi law penalizes cutting a neighbor’s trees, and loggers rely on painted lines that should match the deed. A forester can estimate timber value, which a buyer should weigh along with the land price.
University land
The University of Mississippi owns a large campus plus farmland and forest in the county. Its land shows on the parcel map as exempt. Development next to campus depends on city zoning.
Condos and investor purchases
Many Oxford condos are bought by parents of students or by fans who stay for home games. Association dues, rental caps and parking can vary widely from one complex to the next. Look up the complex on the parcel map, then read its recorded declaration at the Chancery Clerk before signing.
