Loudoun County sometimes feels like two counties sharing one courthouse. The east is dense suburbs, Dulles-area employers, and the data-center campuses Ashburn is famous for; the west is rolling farmland, horse country, wineries, and small historic towns. Whichever side you are researching, the county’s WebLogis mapping application is the official place to look up a parcel.

What WebLogis is

WebLogis is Loudoun County’s public GIS viewer. It combines parcel boundaries with addresses, aerial imagery, and planning layers, and it links parcels to the county’s real estate tax information. Because Loudoun’s mapping office maintains it directly, it is the parcel fabric county staff and local professionals work from.

  1. Open WebLogis and wait for the parcel layer to draw.
  2. Search by street address, owner name, or PIN (Loudoun’s parcel identification number). The PIN on a tax bill or deed is the most reliable key.
  3. Select the parcel to view its attributes — owner, acreage, and tax information links.
  4. Turn on the layers relevant to your question: zoning, planning policy areas, floodplain, or historic districts if published.
  5. Print or export a map for your file, noting the date.

How to find property lines in Loudoun County

  1. Find the PIN in WebLogis and note the deed book and page or instrument number.
  2. Pull the deed and any recorded plat from the Loudoun County Circuit Court Clerk. Eastern subdivisions have plats with lot dimensions. Many western farms have only a deed description.
  3. Walk the line and look for pins, stones or old fence corners. A simple handheld GPS lets you mark what you find and compare it with the map later.
  4. For anything permanent, such as a fence, a barn or a boundary-line adjustment, hire a surveyor.

Towns with their own rules

Leesburg is the county seat and the largest incorporated town. Purcellville, Middleburg, Hamilton, Hillsboro, Lovettsville, and Round Hill are smaller towns, each with its own zoning and, in several cases, historic district review. Ashburn, Sterling, South Riding, Brambleton, and Aldie are not incorporated towns, so the county handles land use there. Confirm the jurisdiction layer before you call anyone about permits.

Zoning, tax map and planning policy areas

Loudoun’s comprehensive plan divides the county into broad policy areas. Eastern Loudoun is largely Suburban, western Loudoun is Rural, and a Transition area sits between them along the corridor where density steps down. Two parcels of identical size can have very different development potential depending on which side of those lines they fall. Data centers, Dulles, and eastern Loudoun

Ashburn’s “data center alley” and the land around Washington Dulles International Airport have turned eastern Loudoun into one of the most closely watched commercial land markets in the country. Industrial buyers, brokers, and residents all use the parcel map to see who owns large tracts, what they are zoned for, and where transmission corridors run. The Silver Line Metro extension added stations in eastern Loudoun, which put a spotlight on nearby parcels as well.

Loudoun County acreage map: horse farms, wineries and easements

Western Loudoun is where people shop for pasture, woods, and room for horses, and it is also where a large share of land is protected by conservation easements. An easement can permanently limit subdivision or building even when the zoning looks generous, and it usually will not jump out at you from the parcel outline. Other rural checks worth making: whether the parcel has frontage on a paved or gravel state road, whether a stream or floodplain crosses it, and whether soils will support a septic system. The map can hint at each of these; the health department, VDOT, and a site evaluator give the real answers.

Loudoun has no modern commercial plat book. The free current ownership map is WebLogis, and recorded plats come from the Circuit Court Clerk. For history, Loudoun is unusually lucky. Yardley Taylor’s Map of Loudoun County, Virginia, made from actual surveys and dated 1853, names landowners, mills and roads across the county. The Library of Congress has a high-resolution scan online, and the county’s own GIS server hosts a georeferenced version. That lets you compare an old farm’s outline with today’s parcels, which is useful for house historians and anyone tracing an old road or a family tract.

How accurate is WebLogis?

The parcel layer is maintained by the county’s mapping office from recorded deeds and plats, and in the newer eastern subdivisions it tends to fit the platted lots closely. Western farms described by old metes-and-bounds calls are another story: lines there can be off by more than you would like for a fence or a barn site. In Virginia, deeds, plats and easements are recorded with the Clerk of the Circuit Court. A Virginia licensed land surveyor is the one who sets corners.
