Huntsville’s growth has spread across Madison County, and farmland to the north and east is turning into subdivisions one tract at a time. The Madison County Tax Assessor’s Parcel Viewer is where you check what a tract is, who owns it and how it is assessed, as long as you remember what the map is for.

The Madison County parcel viewer

The viewer runs on KCS GIS’s ISV platform, which many Alabama counties use. It opens with announcements. The important one says, in effect, that the maps exist for taxation and should not be relied on to transfer land or research title. The viewer also shows the date its data was last updated, which helps when you are checking a recent sale. Parcel records show the owner, property address, tax year, assessed values, acreage and deed information.

Search by owner, address, PIN or parcel number

Madison County records carry two identifiers: a shorter PIN and a longer parcel number tied to the tax map. Either will find a parcel, and your assessment notice shows both.

How to find property lines in Madison County

  1. Open the parcel and note the deed reference and legal description.
  2. Get the recorded deed and plat from the Madison County Probate Court, which handles land recording in Alabama.
  3. Walk the corners with the plat. In older rural areas, deeds may start from a section corner in the public land survey.
  4. Hire an Alabama-licensed professional land surveyor for fences, construction near a line, or disputes.

Is the Madison County GIS map accurate?

The county puts it plainly: the maps are for tax purposes, not conveyance. Lines are drawn to show which parcel is assessed, and they can be feet off the true boundary. Around Monte Sano and the other ridges, slope and tree cover make the aerial fit worse. Use the viewer to find the parcel and its paperwork, then let the deed, the plat and a surveyor decide. Madison County acreage map and hunting land

North and east of Huntsville, around Hazel Green, New Market and the Flint River, you still find row-crop farms and wooded tracts. The parcel viewer is a practical acreage map there. Click a tract to see the owner and acreage, and use that to ask permission to hunt or cross. Public land is limited but real. Wheeler National Wildlife Refuge reaches into the southwest along the Tennessee River, and it has federal rules for any hunting. Redstone Arsenal is a military installation with its own access controls. For state programs, check the Alabama Department of Conservation and Natural Resources.

Reading a growing county on the map

Zoom out on the viewer and you can see where Huntsville’s growth has gone. Dense subdivisions fill in along the western and southeastern corridors, while larger rectangular tracts still dominate the north and east. For a buyer, the contrast is a clue. A farm parcel surrounded by new subdivisions may be priced for development, and a tract far out may lack sewer. Check the record’s acreage and assessed value against nearby sales, and call the utility provider before assuming water or sewer is available at the road.

A current commercial plat book for Madison County did not turn up when we checked. Recorded subdivision plats at the Probate office are the official maps, and the assessor’s viewer is the free current ownership map. For history, the deed references in each record lead back through earlier transfers.

Who uses it

New arrivals working at Redstone Arsenal or Cummings Research Park use the viewer to compare neighborhoods and lot sizes. Farmers check acreage and assessed value before a lease or sale. Builders scout tracts at the edge of growth around Hazel Green and Meridianville. Heirs sort out what a family estate actually includes. It all starts with the owner name, address or parcel number.

Zoning, taxes and flood

Huntsville and Madison set zoning inside city limits. For unincorporated land, ask the county planning department which rules apply to your tract.
