Montgomery County, Texas GIS Parcel Map Guide

The Montgomery Central Appraisal District map search is the free parcel map for Conroe, The Woodlands, Magnolia, Montgomery, Willis, Splendora and the pine country north of Houston.

Montgomery County blends master-planned towns, a big reservoir and national forest. The MCAD map search puts all of it, from a Woodlands townhome to a Lake Conroe lot, on one appraisal map.

What the MCAD map search offers

MCAD’s map runs on the same appraisal software platform used by several Texas districts. After you accept the disclaimer, which calls the map a reference product compiled for assessment and not a survey, the search tab lets you look up an account by its street location, the owner, either of the two account numbers (property and Geo), a subdivision or abstract, a market area, or plain coordinates. The basemap is an ArcGIS topographic map, handy for seeing creeks and ridges in the forested north.

The Woodlands is divided into villages, and many homes sit in large subdivisions with sections numbered in the plat name, such as “Section 12.” The subdivision search handles those better than a partial address. A few more notes:

How to find property lines in Montgomery County

Most homes here sit on recorded subdivision plats, so the process is usually straightforward.

  1. Copy the lot, block, section and subdivision from the MCAD account.
  2. Get the plat and your deed from the Montgomery County Clerk, which holds the official property records.
  3. Locate the corner rods; in wooded lots they may be buried under pine straw, so a metal detector helps.
  4. Hire a Texas registered professional land surveyor before building a fence, pool or bulkhead.

Lake Conroe lots and the San Jacinto River Authority

Lake Conroe was built by the San Jacinto River Authority, which has a say in docks, bulkheads and other work along the shore. Waterfront lots can look deep on the map, but the usable edge depends on the lake’s elevation and the authority’s rules. Sam Houston National Forest and rural tracts

The northern part of the county includes a piece of the Sam Houston National Forest, where federal land mixes with private inholdings. Rural descriptions follow Texas abstracts and original surveys rather than a section grid, and the abstract search pulls every parcel cut from one survey. That is useful when a deed describes land as acreage out of a named league or survey.

Utility districts and tax bills

Much of the county’s suburban housing sits in municipal utility districts, and The Woodlands has its own township government with a separate tax rate. Two houses with similar values can have very different bills depending on these units. The account record lists every entity that taxes a property.

Timber, acreage and hunting land

East of Interstate 45 toward Cut and Shoot and Splendora, and west toward Magnolia and Pinehurst, larger tracts of pine and hardwood remain. Clicking a tract shows acreage and owner, which is how you find whom to ask about hunting access. Public hunting in the national forest follows Texas Parks and Wildlife and Forest Service rules.

No county zoning, plenty of covenants

Texas counties generally cannot zone, so unincorporated Montgomery County relies on subdivision rules and private deed restrictions. Those covenants can forbid mobile homes, livestock or a second driveway, so pull them from the county clerk before buying.

Is the Montgomery County GIS map accurate?

MCAD says it cannot guarantee the map, and it describes the product as reference only. Subdivision lines usually fit well, while old rural tracts in heavy timber can be further off. Use a survey when the exact boundary matters, and see why the tax map is not a survey.
