Oklahoma County holds the state capital, suburbs that keep spreading north and east, and a surprising amount of rural land. Oklahoma City itself spills into neighboring counties. The Oklahoma County Parcel Viewer helps you pin down which county and which parcel you are looking at.

Real property accounts in Oklahoma County are an R followed by nine digits, and that number appears on your assessment notice and tax bill. The section search uses the format section, township and range, such as 36-T12N-R3W. Owner searches take the last name first. The Assessor’s records search can also find unplatted land by a legal description written in the county’s shorthand, starting with UNPLTD and the section, township and range.

How to find property lines in Oklahoma County

  1. Look up the account, then note the legal description shown in the Assessor’s record.
  2. The Oklahoma County Clerk, keeper of land records, can supply the deed and plat.
  3. From the plat or description, work out where the corners fall and probe for pins.
  4. Before fencing, have an Oklahoma licensed land surveyor mark the corners.

Most of Oklahoma was surveyed from the Indian Meridian, so rural descriptions follow sections and quarter sections, with townships numbered north and ranges east or west of that line. See section, township and range searches.

Mineral rights and oil history

Oil has been produced under Oklahoma City for about a century, and mineral rights here are often owned separately from the surface. The Parcel Viewer shows surface parcels only. If mineral ownership matters to you, a title examiner can trace it through the County Clerk’s records, and the Oklahoma Corporation Commission keeps well and spacing records.

Edmond, the east side and rural land

Edmond, in the north, has grown steadily, and Oklahoma City’s far northeast and the towns of Jones, Luther, Harrah and Choctaw still have acreage and small farms. Arcadia Lake near Edmond and Lakes Hefner and Overholser inside Oklahoma City are public reservoirs with their own shoreline rules. Oklahoma City also covers parts of Canadian, Cleveland and Pottawatomie counties, so check the county before searching; this viewer covers Oklahoma County only.

Acreage map and hunting permission

On the east side, the Parcel Viewer works as an Oklahoma County acreage map. The viewer shows who owns each tract and how big it is; get permission before hunting, and check city ordinances, since firearms rules differ inside city limits. The Oklahoma Department of Wildlife Conservation lists public land and seasons.

Additions, plats and old neighborhoods

In Oklahoma, recorded subdivisions are commonly called additions, and legal descriptions read something like “Lot 5, Block 3, Example Heights Addition.” Oklahoma City’s older neighborhoods were platted early in the twentieth century, and some lots were later combined or split for larger houses. The subdivision search in the Parcel Viewer finds an addition by name, and the County Clerk holds the recorded plat.

Values, exemptions and the senior freeze

The Assessor sets values, and the County Treasurer collects taxes. Oklahoma offers a homestead exemption for owner-occupied homes and a valuation freeze for qualifying seniors with income limits, and both require an application with the Assessor. A new owner has to apply again, because exemptions stay with the person rather than the property. Check the record to see which exemptions are in place before comparing tax bills.

Is the Oklahoma County GIS map accurate?
