Pasco County, Florida GIS Parcel Map Guide

Pasco County changes character every few miles. You get canal homes on the coast, big master-planned communities along State Road 56, and pasture and citrus country toward the Green Swamp. PascoMapper and the Property Appraiser search
Pasco has two tools that work together. PascoMapper, built with ArcGIS Experience Builder and published by the county’s GIS team, is the map. It has a layer list, a search box and attribute tables that fill in as you select features. The Pasco County Property Appraiser’s record search holds the official ownership, sales and valuation details. Most people find the parcel on the map, then open the appraiser record to confirm who owns it.

Search by address, owner or parcel ID
Pasco parcel IDs follow the section-township-range pattern used across much of Florida, followed by subdivision, block and lot pieces. That makes them long, but also informative. The first three chunks tell you where in the public land survey grid the parcel sits.
- Type the parcel ID exactly as your TRIM notice or tax bill prints it, dashes included, if the search will not match without them.
- For an owner search, use the last name first, and try a trust or HOA name when a family name fails.
- Condos and townhomes can stack several parcel IDs on one footprint. Use the attribute table rather than clicking.
Pasco County plat book search (Clerk records)
In Florida, “plat book” means something specific. When a subdivision is approved, its plat is recorded by the Clerk of the Circuit Court and Comptroller and given a plat book and page number. Property Appraiser legal descriptions usually cite that reference, something like “Plat Book 45, Page 12.” To see the actual lot dimensions, easements and dedications, look up that book and page in the Pasco Clerk’s official records. There is no Midwestern-style farm plat book for Pasco. The recorded plats plus PascoMapper fill that role.
How to find property lines in Pasco County
- Pull the legal description from the Property Appraiser record.
- Look up the recorded plat by book and page with the Clerk, or the deed if the parcel is unplatted acreage.
- Check the corners. Florida surveyors typically set iron rods or pipes with caps. Measure between found corners and compare with the plat.
- Hire a Florida-licensed surveyor and mapper for fences, pools, additions or disputes.
Pasco County acreage map: east county land and hunting access
The eastern half of Pasco still has cattle land, pine flatwoods and cypress. If you are looking at acreage or trying to reach a landowner about hunting, switch PascoMapper to aerial imagery and click the large polygons near Dade City, Trilby and Blanton. The owner of record is your contact. Public land is a separate question. Parts of the Green Swamp and the Southwest Florida Water Management District’s Starkey preserve are publicly owned, and each property has its own access and hunting rules set by the managing agency. The map shows who owns a tract, not whether hunting is allowed on it.
Is the Pasco County GIS map accurate?
For locating a parcel and its neighbors, yes. For boundaries, treat the lines as approximate. Parcel layers are compiled from recorded documents and laid over aerials, and flat, featureless land gives the eye little to check against. Canal and waterfront lots add another wrinkle, because the platted line and the current shoreline can differ. Before you plan a seawall, dock or fence, get a survey. See assessor map versus survey.
A quick Pasco buyer’s checklist
- Confirm the parcel ID on PascoMapper matches the one in the contract.
- Read the plat book and page in the legal description, and pull that plat from the Clerk to see easements and drainage areas.
- Check community status. Many master-planned areas along SR 54 and SR 56 have community development districts or HOAs with their own fees.
- Look at the flood and wetland layers before you look at paint colors.
- Note sinkhole history questions. West-central Florida has karst geology, so ask the seller and inspector about it.
Flood zones and zoning in brief
Coastal and low-lying Pasco properties can fall in FEMA flood zones that affect insurance. Check the flood layer or FEMA’s map (flood zones in a parcel viewer). Zoning is handled by Pasco County for unincorporated land and by cities such as New Port Richey, Zephyrhills and Dade City within their limits.
