Pierce County, Washington GIS Parcel Map Guide

Pierce County runs from Puget Sound saltwater to the glaciers of Mount Rainier. In between are dense Tacoma neighborhoods, fast-growing suburbs on the Puyallup plateau, farm valleys and the Key Peninsula. PublicGIS is the county’s map for all of it.

Pierce County Planning and Public Works’ Spatial Services team publishes PublicGIS, a modern Esri web app with layer menus, a scale selector, help and a data download link. Its terms of use warn that what you see on the map is approximate and unsurveyed. The county occasionally posts planned outage notices, such as a maintenance window on a Saturday, when the site pops up an alert.

Decoding a Pierce County parcel number
The county recommends searching by parcel number, and every one is ten digits. For unplatted land, the digits encode range, township, section, quarter section and a lot number, so a number beginning 0419 sits in range 4, township 19. Platted lots generally use a plat number followed by the lot. Knowing the pattern helps you spot a typo before it sends you to the wrong side of the county.

How to find property lines in Pierce County
- Look up the parcel in the Assessor-Treasurer portal and copy the legal description.
- Get the deed, plat or short plat from the Pierce County Auditor’s recording office.
- Walk the corners and look for rebar with caps or monuments in the street.
- A Washington professional land surveyor should mark the line before any fence or addition.
Short plats, the smaller land divisions common in Washington, are recorded like full plats. If the legal description mentions a short plat number, that document shows the lot lines and easements.
Mount Rainier, lahars and river valleys
Mount Rainier looms over the eastern county, and its volcanic mudflows, called lahars, have reached the Puyallup and Carbon river valleys in the past. Communities such as Orting sit on old lahar deposits. The county publishes hazard mapping and emergency planning information for these areas. Flooding along the Puyallup, White and Nisqually rivers is a more frequent concern, so check flood zones before buying low ground (flood zones in a parcel viewer).
Growth areas and rural land
Washington’s Growth Management Act draws urban growth areas around cities, and Pierce County’s plan concentrates development inside them. Outside, rural zoning keeps lot sizes large. Graham, Spanaway, Frederickson and South Hill are unincorporated but heavily developed, so county zoning applies there. The Key Peninsula and the foothills east of Eatonville remain rural. Check the zoning layer, then the planning office, before you plan to divide land.
Acreage map and hunting land ownership

Key Peninsula, Gig Harbor and the islands
West of the Narrows, Gig Harbor and the Key Peninsula have long waterfront shorelines, private roads and septic systems. Anderson and McNeil islands add ferry-served and restricted land. Waterfront parcels may include tidelands, which in Washington can be owned separately from the upland lot. The legal description will say whether tidelands are included. When they are not, the state or another owner may hold them.
