Placer County climbs from Sacramento Valley subdivisions to foothill ranches around Auburn, then up through the Sierra to Lake Tahoe. What the Land Information Search shows

The viewer is an ArcGIS Experience app from the Community Development Resource Agency (CDRA), the department that handles planning, building and environmental review. Along with parcel outlines, it has layers you can turn on and a selection tool that keeps a running count of selected features. Because it comes from the planning side of the county, it is especially useful for “what can I build here?” questions. Pair it with the Assessor’s records for ownership and value.

Search by APN or address

California parcels are identified by an Assessor’s Parcel Number (APN). The APN follows the Assessor’s map books: the leading digits name the book and page where the parcel is drawn. Your property tax bill shows the APN.

How to find property lines in Placer County

  1. Look up the APN and legal description.
  2. Get the recorded subdivision map, parcel map or record of survey from the Placer County Recorder’s office. In California, those recorded maps are what people mean by “plats.”
  3. Find the monuments. Recorded maps list what was set at each corner, and many older corners are pipes or rebar with tags.
  4. Hire a California-licensed land surveyor for fences, additions near setbacks, or any disagreement.

Is the Placer County GIS map accurate?

The parcel layer is a planning tool, not a survey. Foothill terrain, oak woodland and steep Sierra slopes make aerial fitting harder, and old gold-country descriptions can be vague. Assessor maps are drawn for assessment, and GIS lines built from them carry the same caution. A licensed survey is the only way to fix a boundary. See assessor map versus survey.

Placer County acreage map: foothills, forest and fire

Between Auburn, Newcastle, Meadow Vista and Foresthill, acreage parcels are common, and above them Tahoe National Forest covers much of the high country. Hunters use the parcel map to tell national forest from private timberland. Click the tract, note whether it has a private owner, and ask that owner for permission. Public land hunting follows California Department of Fish and Wildlife rules and national forest regulations.

Fire risk is a real factor. Much of the foothill and mountain county falls within state fire hazard severity zones, and recent wildfires have burned in the American River canyons. Check fire hazard zoning and defensible-space rules before you buy rural land.

Tahoe-side parcels

Placer’s share of Lake Tahoe includes Tahoe City, Kings Beach, Carnelian Bay and Tahoe Vista. Parcels there fall under both county rules and the Tahoe Regional Planning Agency, which limits land coverage and development to protect the lake. The parcel viewer shows the lot. It does not tell you how much of it you can cover with buildings or pavement. Buyers of Tahoe lots should ask about land coverage and any transferable development rights before assuming a lot is buildable.

Placer County plat book and recorded maps

We found no commercial plat book for Placer County. The Assessor’s map books and the recorded maps at the Recorder’s office are the local equivalents. The Land Information Search is the free current map that ties them together.

Zoning, flood and taxes

The county sets zoning for unincorporated areas, including Tahoe-area communities where the Tahoe Regional Planning Agency also has a say. Gold country descriptions and old mining claims

Around Auburn, Ophir, Foresthill and Iowa Hill, some parcels trace back to Gold Rush-era mining claims and early homestead patents. Their legal descriptions can reference claim names, old survey lines or natural features that have shifted. The parcel map smooths all of that into tidy polygons, but the recorded documents may tell a messier story. If you are buying land with a long history, ask the title company for the full chain and expect a surveyor to spend real time on research.

Valley buyers checking new subdivisions near Lincoln and Roseville, foothill buyers researching wells, septic and fire zones, and Tahoe second-home owners confirming parcel lines on steep lots. Contractors check planning layers before bidding, and landowners check neighbors before a timber or fence project.
