Plat Map vs a Mortgage Survey
A mortgage survey, where lenders still use one, is a quick look at improvements for a loan. A plat is the recorded lot pattern.
Platbookmapper is an Amazon Associate. If you buy through an Amazon link on this page, we earn a commission. The link is a product, not the county map.
The mortgage product often shows the house footprint against approximate lines. It may not set new corners or certify every easement.
On the recorded sheet
The plat remains the source of lot shape. The mortgage drawing is a snapshot for underwriting, and many states now skip it.
The mix-up to avoid
A lender's inspection is not the document to cite in a boundary disagreement.
Find the county map
Start at Platbookmapper, search the county, and open the local GIS link. Write down the parcel number before you compare the screen to a paper plat.
Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey.
