Plat Map vs a Plot Plan
A plot plan is a site sketch for a permit. A plat is the recorded map of the subdivision.
Platbookmapper is an Amazon Associate. If you buy through an Amazon link on this page, we earn a commission. The link is a product, not the county map.
Builders file a plot plan to show a proposed house, driveway, and setbacks on one lot. It borrows the lot shape from the plat or a survey.
On the recorded sheet
The plot plan can be revised for the permit without changing the recorded lot. Only a replat or lot-line adjustment changes the lot itself.
The mix-up to avoid
A plot plan in a permit file is not proof of the legal description.
Find the county map
Search the county on the Platbookmapper home page. The directory links to the official parcel viewer. It does not draw the lots, and the line on the screen is an assessment map, not a survey.
Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey.
