Plat Map vs a Site Plan
A site plan designs how one project sits on the land. A plat defines the lots and the rights of way.
Platbookmapper is an Amazon Associate. If you buy through an Amazon link on this page, we earn a commission. The link is a product, not the county map.
Engineers use a site plan for grading, parking, and utilities on a parcel. It may cover one lot or a whole commercial tract.
On the recorded sheet
The site plan has to respect the plat's easements and lot lines. It does not replace them unless a new plat is recorded.
The mix-up to avoid
Approval of a site plan is not the same filing as a subdivision plat.
Find the county map
Open Platbookmapper and pick the county that taxes the land. Use that viewer to get the parcel ID, then match it to the recorded plat if you need the easements and lot numbers.
Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey.
