Plat Map vs a Zoning Map

Zoning says what use and bulk the code allows. A plat says how the land was divided and which easements were granted.

A zoning map paints districts across many parcels. A plat is one recorded drawing of lots. Setbacks may come from zoning, from plat notes, or from both.

On the recorded sheet

The stricter limit is the one you have to meet. A zoning setback does not erase a building line already drawn on the plat.

The mix-up to avoid

Opening the zoning map will not show you the drainage easement. Opening the plat will not show you the zoning district.

Find the county map

Start at Platbookmapper, search the county, and open the local GIS link. Write down the parcel number before you compare the screen to a paper plat.
