Plat Map vs Parcel Map
A plat map creates lots in the land records. A parcel map shows the tracts the assessor taxes.
Platbookmapper is an Amazon Associate. If you buy through an Amazon link on this page, we earn a commission. The link is a product, not the county map.
The plat is a recorded survey drawing of a subdivision. The parcel map is the county GIS layer used for tax accounts, often traced from plats and deeds.
On the recorded sheet
Parcel lines usually follow lot lines inside a subdivision, then add unplatted acreage around them. Parcel IDs change when land is split. Lot numbers on the plat do not.
The mix-up to avoid
If you need easements and the original geometry, get the plat. If you need the current tax account, use the parcel map.
Find the county map
Start at Platbookmapper, search the county, and open the local GIS link. Write down the parcel number before you compare the screen to a paper plat.
Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey.
