Sarasota County, Florida GIS Parcel Map Guide

Most Sarasota County parcel questions have a coastal twist: a canal lot in Venice, a key-side condo, or one of North Port’s thousands of platted quarter-acre lots. The SCPA Parcel Map is the quickest way to see the lot in context, and it links to the appraiser record behind every parcel.
The SCPA Parcel Map
The Property Appraiser publishes the map as an ArcGIS Experience app with a parcel view, a 3D view and an info tab. Click a parcel and you get its account number and a link to the full record: owner, legal description, land and building details, and sales history. The office also runs a traditional advanced search if you prefer typing to clicking.
A disclaimer shows when the map opens. In short, the data comes from public records and is provided as is, not as a survey. It is worth reading once so you know what the lines are for.

Search by address, owner or account number
Sarasota calls its parcel identifier an account number (also shown as parcel ID). You can search by that number, the owner or the address.
- North Port is full of vacant lots with no street address yet. Use the account number or click the lot on the map.
- Condos often share a footprint. Search by unit address or account number instead of clicking the building.
- Keep the account number handy. The tax collector and permitting offices use it too.
How to find property lines in Sarasota County
- Open the parcel record and note the legal description, usually a lot, block and subdivision with a plat book reference.
- Look up that plat in the official records of the Sarasota County Clerk of the Circuit Court and County Comptroller. The recorded plat gives lot dimensions and easements.
- Look for corner monuments. On older canal lots, rods can be buried under fill or landscaping.
- Before building a fence, pool, dock or seawall, get a survey from a Florida-licensed surveyor and mapper.
Sarasota County plat book (it means recorded plats)
Search engines see plenty of “Sarasota County plat book” queries, and the answer is not a printed atlas. Florida subdivision plats are recorded by the Clerk in numbered plat books, and each legal description cites a book and page. That is the plat book you want. The huge subdivisions General Development Corporation laid out around North Port were platted decades ago, and the recorded plats show the original lot grid, canals and easements. The appraiser map is the free, current overlay of who owns each of those lots today.

North Port deserves its own note. Much of the city was platted decades ago as a vast grid of residential lots, many still vacant. On the SCPA map these show up as rows of identical rectangles along curving streets and waterways. Buyers shopping for a buildable lot use the map to check whether neighbors are built, whether a lot backs onto a waterway or drainage canal, and who owns the lots on either side. A lot that looks perfect online can still lack utilities or sit in a low area, so check with the city before you buy.
Is the Sarasota County GIS map accurate?
It is accurate enough to pick out the right lot and see its neighbors. It is not a boundary survey. Parcel lines are compiled from recorded plats and deeds, then aligned to aerial imagery, so a line can sit a few feet away from the real corner. Waterfront lots are the classic problem: the platted line may follow a mean high-water line that has moved since the plat was drawn. For anything involving money or neighbors, get a survey. Sarasota County acreage map: east county land
East of I-75 the county opens into ranch land, and the large T. Mabry Carlton Reserve and other preserve land sits in the southeast. If you are scouting acreage near Myakka or Old Miakka, turn on aerials, click the big parcels and read the ownership. Public preserves have their own rules, set by whichever agency manages them. If you want to hunt private land, the owner of record on the appraiser map is the person to ask. Get permission in writing.
Flood, zoning and tax notes
Much of coastal Sarasota County lies in FEMA flood zones, and elevation matters for insurance. Check the flood layer before you fall for a view (how flood layers work). Zoning is set by Sarasota County in unincorporated areas and by Sarasota, Venice and North Port within city limits. Longboat Key straddles the Manatee County line.
Who leans on this map
Seasonal buyers comparing keys and mainland neighborhoods use it from out of state. Builders scan North Port for buildable lots with utilities nearby, and investors check how many lots one owner holds on a street. Neighbors settling a hedge argument use it too, though they usually end up needing a surveyor. The common thread is a first look before spending money on records, inspections or a survey.
