Setback vs Property Line

The property line is the edge of what you own. The setback is how far back from that edge a building must sit.

You can own the strip inside the setback and still be barred from putting the house wall there. Easements can stack on the same strip.

A fence rule and a house setback are different. One may allow a fence on the line and still ban a garage there.

The mix-up to avoid

GIS viewers rarely draw the setback. They draw the parcel. The plat note or zoning table has the setback.

Find the county map

Open Platbookmapper and pick the county that taxes the land. Use that viewer to get the parcel ID, then match it to the recorded plat if you need the easements and lot numbers.
