St. Johns County, Florida GIS Parcel Map Guide
The St. Johns County Property Appraiser’s qPublic map is the free parcel viewer for St. Augustine, Ponte Vedra Beach, Nocatee, St. Johns, World Golf Village, Hastings and the beaches of Anastasia Island.

St. Johns County holds the nation’s oldest continuously settled European city and some of Florida’s newest subdivisions. The St. Johns County qPublic map covers four centuries of land division on one screen.
The Property Appraiser’s qPublic map
The map is part of the Property Appraiser’s record search portal, hosted on Schneider Geospatial’s qPublic platform. Its menu separates real property search from tangible property search, the latter covering business equipment, and adds sales and property-type searches. The terms describe the GIS data as a general reference compiled for assessment, not a survey, and warn that layers from different sources may not line up perfectly.
The layer list is generous: parcels, parcel numbers, address numbers, yearly sales, dimensions, tax and special taxing districts, section-township-range, subdivisions and condos, lots and blocks, zoning, a flood map and Pictometry aerial imagery. We link it from St. Johns County in our Florida list, and our national county map reaches it too.
Parcel numbers, owners and condos
Search by owner, address or parcel number from the real property tab. Condominium units share one footprint on the map, so turn on the “Subs and Condos” layer and use the unit number in the search. Useful habits:
- Turn on Dimensions when you want lot measurements printed on the parcel.
- The Yearly Sales layer highlights recent transfers, a quick way to spot comparable sales.
- Special taxing districts, including community development districts in newer areas, add to tax bills; the layer shows where they apply.
How to find property lines in St. Johns County
Begin with the legal description and the plat book reference on the appraisal record.
- Retrieve the recorded plat and deed through the Clerk of Court, which keeps the county’s Official Records.
- Check the Lots Blocks and Dimensions layers against the plat to confirm the lot shape.
- Find the corner monuments; in coastal subdivisions they are often concrete markers or capped rods near sidewalks.
- For fences, pools or docks, hire a Florida licensed surveyor and mapper.
Spanish land grants in old descriptions
Before Florida became American territory, Spain granted large tracts in the region, and some of those grants still anchor legal descriptions in the county. Their lines do not follow the township grid, which is why the Sec-Twn-Rng layer sometimes shows odd shapes or irregular sections. In older parts of St. Augustine, lots can be tiny and oddly angled. A title examiner and surveyor are essential when you buy there.
Beaches, marsh and the coastal line
Oceanfront property on Anastasia Island, Vilano and Ponte Vedra is subject to Florida’s coastal construction control line, which limits building seaward of a set line, and the Intracoastal side is ringed by salt marsh that is often sovereign state land. Nocatee, farm country and growth
Nocatee, which extends into Duval County, and the SR 16 and County Road 210 corridors have filled with new neighborhoods, many inside community development districts. Hastings, once an incorporated town known for potatoes, gave up its charter in 2018, and the farmland around it is still a working landscape of cabbage and potato fields.

Acreage map for the west side
West of Interstate 95, large timber and farm tracts remain along the St. Johns River. Clicking one shows acreage and owner, a starting point for asking permission to hunt. State lands such as parts of the St. Johns River Water Management District holdings have their own public-use rules.
Homestead and the Save Our Homes cap
If the house will be your permanent residence, file for Florida’s homestead exemption with the Property Appraiser by March 1 of the year after you buy. Beyond cutting the taxable value, homestead status triggers the Save Our Homes limit, which holds yearly increases in assessed value to 3 percent or the inflation rate, whichever is lower. Is the St. Johns County GIS map accurate?
For locating a parcel, it works well. For a boundary, it is not meant to. The terms mention that features from different sources may not coincide, and coastal lines move with erosion. See tax maps versus boundary surveys.
