Summit County, Utah GIS Parcel Map Guide

Summit County’s free parcel viewer covers Park City condos and Kamas Valley ranch land in one map. Use it to check property lines and acreage and to search by address, owner or serial number before you pull the recorded plat.

Summit County, Utah, is two places at once: the resort world of Park City and the Snyderville Basin, and the ranch-and-reservoir country of the Kamas Valley, Coalville, and the western Uinta Mountains. Both kinds of land show up on the county’s official parcel viewer, an ArcGIS web application maintained by Summit County.

What the parcel viewer shows

The viewer draws parcel boundaries over aerial imagery and connects each parcel to its account details, including the parcel number, owner of record, and acreage. Like most ArcGIS web apps, it has a search box, identify tool, layer list, and measuring tools. The Summit County Assessor and Recorder maintain the records behind the map.

Coalville is the seat; Park City is the draw

County government sits in Coalville, a small town in the Weber River valley along Interstate 80. Park City, the county’s largest city, is home to Park City Mountain and part of Deer Valley. The Snyderville Basin — Jeremy Ranch, Pinebrook, Kimball Junction, and surrounding neighborhoods — holds much of the county’s population outside city limits. East and south, Kamas, Oakley, Francis, Marion, Woodland, and Peoa sit in the Kamas Valley, gateway to the Mirror Lake Highway and the Uinta Mountains. Henefer and Echo lie to the north along I-80.

How to find property lines in Summit County

  1. Find the parcel in the viewer and note the serial or parcel number and the legal description.
  2. Pull the recorded plat, or the deed and any record of survey, from the Summit County Recorder.
  3. On mountain lots, use the plat’s bearings and distances with a GPS. Snow and scrub oak hide corner monuments much of the year.
  4. Hire a Utah licensed surveyor before you build, fence or buy acreage where the line matters.

Zoning and the two planning districts

Summit County divides unincorporated land-use planning between the Snyderville Basin and Eastern Summit County, each with its own planning commission and development code. Park City and the other towns handle zoning inside their limits. A parcel’s location relative to those boundaries shapes what can be built. Mountain parcels: slopes, access, and wildfire

Many Summit County parcels sit on steep, wooded slopes. Aerial imagery shows tree cover and existing roads, but not grades or snow-season access. Private roads, gated subdivisions, and seasonal routes are common; check who maintains a road and whether access is recorded. Wildfire risk is part of mountain living, too. Water rights come first in Utah

In Utah, water rights are managed by the Division of Water Rights, and a rural parcel’s buildability often depends on a water connection or a valid right for a well. Before buying acreage in eastern Summit County, find out whether the parcel is served by a water company or would need its own water right. The parcel viewer will not answer that; the state and the local water provider will.

Summit County acreage map: ranches, reservoirs and hunting ground

Eastern Summit County still has working ranches, hay meadows, and reservoir country around Rockport and Echo reservoirs. Buyers looking for recreational acreage use the map to find parcels near national forest land, check neighbors, and see how big a ranch really is. Summit County plat maps: recorded plats rather than a plat book

Nobody sells an owner-name plat book for Summit County. The free parcel viewer is the current ownership map, and recorded subdivision and condominium plats come from the Recorder. That matters in Park City, where a single building may be several condo plats. For recreational acreage in eastern Summit, remember that national forest and state land are mapped by their own agencies. Utah’s Division of Wildlife Resources runs a Walk-in Access program on some private land. On other private ground, start with the owner of record shown in the viewer. Is the Summit County GIS map accurate?

The honest answer is that it depends on the parcel. Resort-area plats are usually mapped carefully. Old ranch descriptions, mining-era claims near Park City, and steep mountain lots are where drawn lines and the ground can part ways. Deeds, plats and easements are recorded with the Summit County Recorder, and the Assessor handles valuations. A Utah licensed land surveyor determines boundaries.
