Taney County mixes Branson’s tourist strip with lake lots, cabins and steep Ozark woods. The Taney County Beacon map is the free way to see parcels across all of it. The county also posts free plat books, which most places charge for.

Using Taney County’s Beacon viewer

Beacon is the Schneider Geospatial platform many Midwestern counties use. Taney County’s site has a map with layers, a quick-zoom tool, and search pages for parcel lookups and comparable sales. You can search from the map or from the search page, and results link to the parcel record.

One practical note: Beacon sits behind a bot-protection check, so it may pause for a few seconds with a “checking your browser” screen before it loads. That is normal. Our Missouri directory entry for Taney County has the current link, and the county can be picked from the national map.

Missouri parcel numbers are long, and Taney’s are no exception. Copy yours from the tax bill or assessment notice. Beacon lets you search by owner name, address or parcel number.

Taney County plat book: free PDFs from the county

This is the best news for Taney County researchers. The county’s Information Systems/GIS department posts Taney County Plat Books as free PDF downloads. The most recent listed is the 2022 edition, and older editions go back to 2010. The files are large, but they give you a printable, township-by-township view of ownership, which is handy for landowner contacts and for seeing how the lake areas have changed. For the latest ownership, check Beacon, since a plat book is a snapshot.

How to find property lines in Taney County

  1. Look up the parcel on Beacon and copy the legal description.
  2. Get the recorded plat or deed from the Taney County Recorder of Deeds.
  3. On steep, wooded Ozark land, corners can be hard to find. Look for iron pins, old fences and blazed trees, and compare with the plat.
  4. Hire a Missouri professional land surveyor for fencing, building, or disputes.

Comparing plat book editions

Because Taney County has posted plat books for many years, you can compare editions to see how ownership has changed. Download two editions, open the same township in each, and look for tracts that have been divided or combined. That is a quick way to spot a subdivision that was carved out of a farm, or a family tract that passed to heirs. Pair that with Beacon’s current record, and you have a timeline without a trip to the courthouse.

Is the Taney County GIS map accurate?

Beacon parcel lines are an assessment tool. Hollows, bluffs and tree cover make aerial fitting hard, and lakeshore parcels often border land managed by the Army Corps of Engineers, where the line on the map is only approximate. When a line matters, get a survey. The gap is explained in county GIS versus a survey.

Taney County acreage map for hunting and land

Large parts of the county are public. Mark Twain National Forest includes the Hercules Glades Wilderness, the Missouri Department of Conservation manages the Drury-Mincy Conservation Area, and Corps land rings the lakes. Each has its own rules, so check MDC regulations and the managing agency before you hunt. For private land, the free plat book PDFs and Beacon tell you who owns the ridges and hollows around you. Contact the owner and get permission first.

Forsyth, Branson and the lake towns

Forsyth is the county seat, but Branson draws the crowds, with its theaters, resorts and heavy seasonal traffic. Hollister sits just across Lake Taneycomo, and Kirbyville, Rockaway Beach and Merriam Woods fill in around the lakes. Much of the private land away from the highways is steep timber and hollow pasture. Many lots near the lakes are in subdivisions platted for vacation homes, so the recorded plat is often the quickest route to lot dimensions. Farther east toward Bull Shoals, parcels get larger and roads get fewer.

Zoning, flood and taxes

Taney County has planning and zoning for unincorporated areas, and Branson, Hollister and Forsyth have their own codes. Near the lakes and creeks, check FEMA flood maps (how to read flood zones). Tax bills come from the Collector, and values come from the Assessor.

Frequently asked questions

Is there a free Taney County plat book?

Yes. The county’s Information Systems/GIS department posts plat books as free PDFs. The 2022 edition is the latest listed, and older editions go back to 2010.

Why does the Taney County Beacon site show a security check?

Beacon uses a bot-protection screen. It usually clears in a few seconds in a normal browser with cookies enabled.

How do I find out who owns land with no address in Taney County?

Find the tract on Beacon’s map and click it, or look it up in the free county plat book.

Can I find my property lines without a survey?

A lake subdivision plat and its corner pins can tell you roughly where a lot ends. Timber land described by an old deed is much harder. Either way, a Missouri professional land surveyor is the one who can mark the line for a fence or sale.
