Before an offer near Casa Colorada, pull up the Valencia County flood zone map: FEMA's zone label affects insurance, building rules and resale. This Valencia County guide covers: finding the address on FEMA's map, reading the zone codes, and pairing it with the NM Office of the State Engineer County Parcels 2025 layer in ArcGIS Map Viewer.
The Valencia County flood zone map: start here
For parcel-by-parcel detail, use the National Flood Hazard Layer viewer, which lets you click a spot and read its zone, for land near Belen included. A tract near Manzano Wilderness without an address is still easy to locate: search the nearest road and click the spot.
Getting to the right map
Property in and around Chical appear on the NM Office of the State Engineer County Parcels 2025 layer in ArcGIS Map Viewer, which opens without registering. Without an address in hand, pan along US Route 85 and select the outline, whether the land is near Belen or elsewhere in the county. With a lot near Belen, the record panel normally shows the owner of record, assessed acreage, a parcel ID and in many cases the last transfer.
What the zone letters mean
For a home near Peralta, any A or V zone mark the Special Flood Hazard Area, meaning a 1% or greater chance of flooding each year. Closer to Los Lunas, a shaded X area is moderate risk, between the 1% and 0.2% annual chance floods; plain X, or C on older maps, means minimal mapped risk.
Questions to ask before you buy
For a home near Adelino, request whether the home has flooded before closing; getting a quote early keeps the budget honest.
Neighboring parcel maps
Valencia County touches Bernalillo County, Cibola County, Socorro County, and Torrance County, and each of those keeps its own parcel map. Ground near Casa Colorada that runs to the line may show up across two assessors' files, so check the neighboring map too. In and around El Cerro, our state page links each neighboring county map across New Mexico.
Recorded documents worth pulling
Before you sign anything, pull the recorded deed from the County Clerk; the viewer just points to it, for land near El Cerro Mission included. Inherited tracts near Cibola National Forest can go back through several deeds, and a title company earns its fee if money is changing hands.
Beyond the mapped zones
Low-lying fields near Chical may not have detailed mapping, so look for water marks and debris lines. Wetlands near Rio Communities can limit building even outside a flood zone; the National Wetlands Inventory mapper shows mapped wetlands.
A quick look at the area
Los Lunas holds the county offices, where most land records are kept. Smaller places on the map include Belen, Rio Communities, Peralta, and Bosque Farms, where town lots give way to larger tracts. About 79,141 people live in Valencia County (Census estimate, 2023) spread over some 1,067 square miles. Valencia County dates to 1852, so old deeds can run back a long way. Features like Cibola National Forest are easy to spot when you zoom out.
Legal descriptions in New Mexico
New Mexico follows the Public Land Survey System, which means a tract near El Cerro Mission is described by section, township and range. A standard section is about one square mile, roughly 640 acres, and a township holds 36 of them, though corrections make some sections near Manzano Wilderness odd-sized. Copy the legal description from the record for the parcel near Los Lunas when you talk to a surveyor.
Use the county map alongside FEMA
FEMA's map shows zones but not ownership, so pair it with the NM Office of the State Engineer County Parcels 2025 layer in ArcGIS Map Viewer to see exactly which lot near Manzano Wilderness you're looking at.
Lenders and permits
For a structure inside an A or V zone and the loan is federally backed or regulated, flood insurance is generally required where the community participates in the National Flood Insurance Program, and that holds around Adelino too. Building or adding on near Bosque Farms in a mapped zone usually means extra permit review; ask the local floodplain administrator early.

Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey, especially for fences, setbacks, or boundary disputes.
