Wetland Line vs Lot Line

A wetland delineation is a resource boundary. It can cross the middle of a lot the plat already created.

Some plats show a wetland easement or a buffer surveyed at the time of recording. Later delineations can move as the science and the season change.

On the recorded sheet

You can own the wetland and still be barred from filling it. Ownership and the permit are separate.

The mix-up to avoid

A green tint on a county web map may be soils or canopy, not a surveyed wetland. Read the layer name.
