What Is a Blanket Easement
A blanket easement covers an entire tract instead of a defined strip.

Older utility grants used them so a line could be placed anywhere, then often stayed in force across the whole parent tract even after lots were sold. Later plats sometimes define a strip and recite a partial release.

A blanket easement is easy to miss because there is no ribbon on the plat. It shows up in the title search.
The mix-up to avoid
If the plat is silent, do not assume there is no utility right. Search the parent tract.
Find the county map
The county GIS map is the practical place to start. Find it from the Platbookmapper directory, then treat the recorded plat and deed as the documents behind the picture.
