What Is a Consolidation Plat

A consolidation plat merges platted lots into fewer lots on one new sheet.

Owners use it when they want one building site across an old lot line and the code wants a plat rather than a note in a deed. The new lot gets a number and an area.

On the recorded sheet

The old lines are shown only as reference, or they disappear. The certificate should say the prior lots are consolidated.

The mix-up to avoid

A tax-office combination that only joins the bill is not a consolidation plat. Permits may still see two lots until the plat is recorded.
