The plat shows two right-of-way lines and often a clipped corner or a vision easement so drivers can see. Two front setbacks may apply.

The deed still cites one lot number. The extra street frontage does not make it two lots.

The mix-up to avoid

Fences and signs that are fine on an interior side yard can block the sight triangle on a corner.
